🏠 Open homes can feel overwhelming — especially when you're visiting a few in one day and trying to remember which was which.

After years of walking through hundreds of Sydney properties with buyers, here are five things we always encourage people to check beyond the obvious:

1. Water pressure and hot water. Run the taps, flush the toilets. Plumbing issues are some of the most expensive to fix after settlement — and one of the easiest things to check on the day.

2. Mobile signal. Walk to different rooms and check your reception. This matters more than most buyers realise — especially if you work from home even part of the week.

3. Sun direction. Which way do the main living spaces face? A south-facing living room in Sydney can feel quite dark through winter. A north-facing courtyard or balcony? That's genuinely valuable.

4. Storage. Open the wardrobes. Check the garage. Look at the laundry. Storage is consistently one of the most underrated features — particularly in Sydney apartments where every square metre counts.

5. The noise. Stand in the main bedroom and just listen. Is there a nearby road, train line, or commercial property next door? These things matter enormously once you're actually living there day to day.
