When striking a deal, its not necessarily always about how much you will pay, but there may be other conditions that the seller is willing to accept which will make the deal sweet for them, and you as a buyer.

Always ask as many questions to the agent to help you understand the scenario you are dealing with and if you can meet the sellers needs, ensure to put that in your offer .

Before heading out to inspect properties, its important to spend some time working out your numbers and where you can realistically afford to buy.
Having a clear understanding of what you want in a home and what isn't so important, but is within your ability to purchase. This will narrow your options and enable you to focus on what you can get, rather than have you spending week in and out at opens but not able to transact on a deal as its outside your purchasing power or doesn't fit your profile
