Bidding at auction can be daunting and even the most confident individuals can be rattled by the pressure.

If you are attending an auction, you want to make sure you are as prepared as possible. To help you seal the deal, we've listed some of the common mistakes that bidders make at auction and how to avoid them.

1. Not having a budget

It's crucial that you have a budget set before you attend the auction. If you're not completely set on your budget, as the bidding gets high your body language will give you away and ultimately encourage other bidders to stay in the auction.

2. Avoid using small bids

An extra $5,000 here and there is not going to scare anyone away, especially in a hot auction. Instead, make faster bids that show you are confident and determined to get it over the line.

3. Not knowing the market

Finally, the biggest mistake is not knowing your market and, therefore, underestimating how much the property is worth. This will see you outbid quickly, unable to compete with others who are attuned to the property value.

Are you inspecting some properties this week? If so, these are the things that you want to look out for. 🚩 🚩 🚩 🚩 🚩

💡 Lighting. If all the lights are on during your inspection, you're going to want to make sure you know what the property looks like with them off. This is key to understanding how much natural light the property gets.

🏘 Easements. Look out for any easements for services, such as sewer pipes and stormwater drains. Another type of easement is a shared driveway. It's important to know who has access to these.

💦 Paint. Check the walls for cracks but be sure to look out for bubbling paint. Bubbling paint could be a sign of water damage which is often very expensive to fix.

🚿 Hot water. Check that the hot water works, but also take a look at the size of the hot water system. It should be large enough to easily service the size of the house.

🐜 Floors. If a house has floorboards, listen out for creaky or springy spots. Easily one of the worst issues a house can have (especially an old house) is termites. It can be hard to tell but springy floorboards may give you an indication that they've disrupted the underfloor beams.

If you're interested in a house, be sure to download the building and pest reports as these will give you a good indication of the condition of the property. You could also arrange your own inspection with a builder, to put your mind at ease before putting in an offer.

SYDNEY PROPERTY MARKET UPDATE 🏠

The big news this past week is that the Australian residential property market surpassed $9 trillion dollars in value.

What does that mean for us? Here in Sydney, the median house price has soared to $1.3 million, while the median unit price is currently sitting at $825,000.

Strong buyer demand over the past 12 months has pushed prices up by more than 30 per cent in the space of just a year. Interestingly, auction clearance rates are higher than ever and most auctions have an average of 10 registered bidders. This means there's more competition.

Through the conversations I've been having recently, one thing has become clear. While a lot of people are interested in property investment, many don't know where to start.

Here is a breakdown of the process you'll need to go through to buy an investment property:

Start with a budget. Find out how much you can comfortably put towards an investment property.

Find out more much you can borrow. Speak with a broker or lender to see what your options are.

Find the right property. If it's your first investment property, it needs to be built on strong foundations and equity is typically the key. This means that you will be able to leverage off the initial investment to invest again in the future.

Build a robust portfolio. A robust portfolio is all about having a good balance between properties with strong equity growth and cash flow.

Build slowly. Quality over quantity is a better approach, especially when factoring in all the associated costs with the acquisition process.

SYDNEY PROPERTY MARKET UPDATE 🏠

Spring has well and truly sprung and, after a strange few months of lockdown, the property market is getting back its momentum as we inch closer to our so-called freedom day.

While house prices didn't dip during lockdown, many people held back from listing their houses for sale, causing a shortage in supply. This is all set to change soon. We can already see that listings are up 31% across the country (compared to last month) as sellers get excited about the Spring market.

This is good news for buyers who have previously struggled with intensified competition due to limited properties for sale. My advice? If you're thinking about buying in Spring, now is the time to get your ducks in a row.

Before you even start looking, make sure you have a solid team of professionals behind you (such as a great lawyer and a buyer's agent) and ensure that your finances are ready to go and your pre-approval is in place.
