This is law and has been since the 70's. Pretty sure if a Body Corp can't pass a by-law stopping you do Airbnb they can however make your life pretty difficult though. One of the answers is making sure you get no complaints through good management of your Airbnb and your guest.

Strata by-laws that impose restrictions on short-term letting, including Airbnb, in residential-only apartment blocks are invalid and only councils have the authority to take these steps, according to NSW Fair Trading.
