𝟗𝟎% 𝐨𝐟 𝐢𝐬𝐬𝐮𝐞𝐬 𝐰𝐢𝐭𝐡 𝐭𝐡𝐞 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠 𝐩𝐫𝐨𝐜𝐞𝐬𝐬 𝐡𝐚𝐩𝐩𝐞𝐧 𝐡𝐞𝐫𝐞!!

When builders try to be 'all things to all people' something has to give.

Let builders build and allow other parts of the process be dealt with by specialists in their field.

Frustrations occur as builders try to be Drafting businesses, and also try to be specialists in the approval process.

I am convinced that the project home building model is wrong. It satisfies a thirst for volume over quality and the client being an active player in what should be a really great experience.

⚡⚡⚡ 𝟏𝟎 𝐓𝐢𝐩𝐬 𝐟𝐨𝐫 𝐚 𝐇𝐎𝐑𝐑𝐈𝐁𝐋𝐄 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠 𝐞𝐱𝐩𝐞𝐫𝐢𝐞𝐧𝐜𝐞:

* Spend time walking around display villages but don't really know what you're looking for.

* Don't talk to your spouse/partner as you can never agree on anything anyway

* Believe everything your family and friends tell you

* Don't talk to the bank

* Take a week to respond to every email or phone call from your builder

* Expect to move into your new home in the next 6 months

* Argue with your builder at every possible opportunity

* Make sure you don't give your builder the answers or information they need

* Fly drones over the construction site during construction to make sure tradesmen are working.

* Tell your builder that you want to make changes when they've started construction.

🔥You don't tell your builder to pull their head in when you want to make reasonable changes and its clear it's an inconvenience to them.

🔥You don't tell your builder that you don't understand the process.

🔥You don't tell your builder that you don't understand the reason for the delays.

🔥You don't tell the builder that their communication with you is crap.

🔥You don't tell your builder that you are feeling isolated and left out of the process.

🔥You don't ask the builder for ideas on areas you could save money.

𝐇𝐨𝐰 𝐭𝐨 𝐫𝐞𝐝𝐮𝐜𝐞 𝐩𝐫𝐢𝐜𝐞 𝐬𝐡𝐨𝐜𝐤!!

Site costs are renowned in the industry for being the cause of the greatest unforeseen price blowouts in residential building projects up to $700,000.

I've seen many instances of site costs coming in over $100,000 on projects, with client's having been told that expected costs should be much less.

⚡⚡⚡ Tip:

Get your own contour survey (which should include the position of any adjoining properties).

Provide this to your builder at the earliest possible opportunity and get them to provide a true estimate on the likely site costs (BEFORE you pay a deposit).

In many instances the builder will credit you back the cost (or part thereof) of the survey as it saves them from getting one.

Building a home does not need to cause unnecessary stress. Managing price expectations is a key part of this.

Will be adding the bathroom to the ground floor but clients are very pleased with the result so far.

𝟓 𝐭𝐢𝐩𝐬 𝐰𝐡𝐞𝐧 𝐛𝐮𝐲𝐢𝐧𝐠 𝐮𝐧𝐫𝐞𝐠𝐢𝐬𝐭𝐞𝐫𝐞𝐝 𝐥𝐚𝐧𝐝-

⭐Service (ie. electricity, sewer, gas, stormwater) positions may not have been finalised - location can impact on design choice

⭐If a corner block - make sure you know whether the Council has stipulated driveway access to the primary OR secondary streets - I've seen many situations where people have had to change designs to have a garage at the back facing the secondary boundary.

⭐Levels provided by the Developer or Agent may or may not be accurate. It's not uncommon for builders to adjust site costs as final levels are different from the contours provided prior to registration.

⭐If registration is expected several months down the track, it's unlikely you'll be able to get formal loan approval. Formal approvals generally last 3-4 months.

⭐Expected land registration dates CAN & DO change.

🔥🔥🔥 The past leaves clues!!!

Remember your school days?

You'd go from boring lesson to boring lesson and sometimes feel that there's no point.

It's only when you look back years later that you can see the pathway that you've walked.

You can often see the pathway that's led you to the point you're at in your life now.

I've spent countless hours with people building their new homes. Hours of helping them understand systems and processes that make no sense to them.

I've seen the tears and laughter.

I've seen the anger and frustration at the creation of false expectations.

I've seen more than my fair share of domestic disputes between couples and families who can't agree on the design &/or inclusions.

I look back and these experiences have left lessons which I want to share.

🔥🔥🔥 𝐘𝐨𝐮’𝐫𝐞 𝐛𝐞𝐢𝐧𝐠 𝐋𝐈𝐄𝐃 𝐭𝐨!!

𝐀𝐍𝐃 𝐰𝐞 𝐟𝐚𝐥𝐥 𝐟𝐨𝐫 𝐢𝐭.

Time and time again large project home builders will tell you that it costs more to build a custom design.

In fact, they penalise you if you make changes.

Additional costs for custom designs result from changes in specifications NOT because it’s a custom design.

For too long I’ve seen individuals/families are told that they need to choose a design from the ‘brochure’ otherwise costs will blow out.

Why do people who want to build get told this?

Because larger builders work on simplicity….they are massive 'machines' and any variation to the machine causes the cogs to slow down or stop.

They are massive cash flow businesses.

What drives me is a desire to ‘reprogram’ prospective home builders to the TRUTH.

There's nothing more exciting than opening the door of your new home for the first time.

People are motivated by all sorts of reasons.

👉Sometimes people build to impress others

I've observed people who are considering renovating an existing older home, buying established or building a new home.
