One thing we have learned very quickly is this…

Suburb knowledge does not fix poor systems.

We have taken over properties where the previous agency was considered the “local specialist”.

Same postcode. Same streets. Yet rent reviews were missed, arrears were slow to be followed up, and communication was reactive.

From our experience, when finding a property manager, the better question is not “How well do they know my suburb?”

It is “How well do they manage properties?”

Do they have structured arrears follow up?

Do they review rent proactively?

Do they provide detailed inspection reports?

Do they communicate before issues escalate?

Location can be researched.

Systems have to be built.

We have leased across multiple Sydney pockets with the same approach and the same standards. That consistency is what protects income, not the distance between the office and the property.

In the last 6 months we have leased properties between Narellan and Leichhardt.

Different pockets. Different tenant pools. Same systems.

And that is exactly the point.

When finding a property manager, many landlords still default to “Who’s local to the suburb?” We understand why. It feels safe. Familiar. Logical.

But from our experience, postcode does not drive performance.

Process does. Clear communication does. Strong marketing does. Consistent follow up does.

In January alone, we received 238 enquiries and 72 applications, including over the holiday period. That did not happen because our office was nearby. It happened because our service was structured and accessible.

May rental market update.

6 months ago Ledger & Lane was just and idea and today we are only a handful of managements away from reaching our EOFY goal!

This month we leased all of our stock, processed plenty of applications, maintained perfect rental payments and saw an unexpected result in the rental market!

Building a business from the ground up has been challenging, rewarding and full of lessons - thank you to everyone who has supported us so far.
