The proposed 2026 Federal Budget changes to Negative Gearing and Capital Gains Tax (CGT) could significantly impact residential property investors moving forward.

📅 KEY DATES TO KNOW:

✅ On or before 12 May 2026
• Full negative gearing retained
• 50% CGT discount retained
• Existing rules fully grandfathered

⚠️ After 12 May 2026 – Before 1 July 2027
• Transitional “grace period” applies
• Changes begin impacting tax treatment

❌ From 1 July 2027 onwards
• Major changes proposed to negative gearing rules
• CGT concessions reduced/restructured for established properties
