Morning everyone, so yesterday I spoke about the Investment Analysis tool and why it's so important. At the moment we're reviewing a significant opportunity - significant, IF it stacks up the way we want it to.

It was originally 1 x site including a nice house, then became 2 sites beside each other and now it's 3 sites in a row. We got excited! However it means we have to go back to our Investment Analysis template as a priority to contain our emotions and allow the facts to inform our next moves...

So from our IA template, a few of the key questions in that tool, that became essential as we do continually-evolving analysis are:

1. How does it fit into our overall thinking / END GAME / Strategy / portfolio in terms of correlations / hedge / risk?

2. - Wil there be natural buyers when / if this market drops materially (>5t o 10%) or significantly (>10%). Explain reasoning...

3. What are purchasers’ other options and will this property compare favourably? Why?

When you do your own project / deal assessments - how do you know that your thinking is rational and unemotional (for an investment or a development)? Of course, when you are buying and renovating or developing your own home you are likely to have an emotional connection to whatever you choose to do, and you'll likely add lifestyle additions to your own home regardless of the likely return on your investment. But taking this approach to an investment or development deal causes people to lose objectivity and forget some of the key considerations needed to turn a profit.
Our first port of call to ensure a high-probability profitable outcome when doing investments / developments is to use our Investment Analysis / Assessment Tool... This tool was developed by us based on years of experience as investors in property, businesses and deals, and forces us to answer vital questions with regard to our own thinking - when you write something down it forces clarity of thought. We still use it for all of our potential projects in our pipeline, and we also then discuss it internally to check for what we may have missed.

Professional investors and developers do this with everything. And they interrogate their findings because it's more important to them to make a return than to be right (in other words it deals with emotion well, in other words again, it nullifies ego).
