This time next week, the StrataBee hive will be lacing up for the 5K SCADaddle for Research at the Bay Run in Lilyfield.

SCAD, or Spontaneous Coronary Artery Dissection, is a tear in one of the arteries of the heart. It causes heart attacks in people with none of the usual risk factors, often young and otherwise healthy. SCAD Research funds work on how it's diagnosed, treated and prevented.

It's one of the causes we back alongside Children's Cancer Institute, Sydney Children's Hospitals Foundation, Camp Quality and the Salvation Army. We donate 1% of our management fee revenue every year, and this one we're turning up for in person.

🏘️ Agents and conveyancers: the strata certificate changed in April, and it's catching people at the contract stage.

Since 1 April 2026, a strata information certificate (Section 184) has to disclose:

✔️ Any utilities supplied through an exclusive supply network, the embedded arrangements for electricity, gas, hot and cold water or internet that can tie a buyer to a supplier

✔️ Orders and compliance action against the owners corporation, including under Fair Trading's repair and maintenance enforcement powers

✔️ Meetings held in the past year, and any meetings coming up

For buyers, that's real transparency before signing. For agents and committees, it means certificates now arrive in a standard form with more in them, and more that a buyer's solicitor will ask about.

Daylight savings started on Sunday, which makes it the easiest annual reminder there is to check your smoke alarms. 🔥

✔️ Press the test button. You should hear a loud alarm.

✔️ Replace the batteries if the sound is weak or missing.

✔️ Check the manufacture date on the unit. Most smoke alarms need replacing after 10 years.

It takes a minute, and it's the one piece of building safety that sits entirely in your hands. 💛

💳 Card payments for levies end today. Here's how to switch.

From today, DEFT no longer accepts credit or debit card payments for strata levies. Any recurring card payment you had scheduled has been cancelled.

Your fee-free options:

🔹 PayID. Pay from your bank account using your DEFT reference number followed by .com.au

🔹 BPAY. Use the Biller Code and reference number on your levy notice

🔹 deft.com.au. One-off or recurring direct debit from your bank account

🔹 Australia Post. In-store by EFTPOS or cheque, using the barcode on your levy notice

Two things to watch. Use the exact reference number on your notice so the payment lands against the right lot. And never pay a third party offering a discount on your levies.

Three things change for NSW strata on Thursday.

1️⃣ Committee training becomes mandatory. New and returning committee members must complete free NSW Fair Trading online training within 3 months of appointment or they're automatically removed from the committee.

2️⃣ Two-lot schemes stop annual reporting. Duplexes and other two-lot schemes will no longer need to complete strata annual reporting through Strata Hub.

3️⃣ DEFT stops accepting card payments. From 1 October, credit and debit card payments will end on deft.com.au, including recurring card payments you've already scheduled. Those will be cancelled automatically.

If you pay your levies by card, switch before Thursday. PayID and BPAY are both fee-free, and the details are on your levy notice.

How Does an AGM Actually Work? 🐝

AGM season is underway. If you've ever wondered what actually happens, and what you're entitled to, here are the basics.

🔹 Notice. At least 14 days' written notice, 21 days notice where a special resolution is on the agenda

🔹 Agenda. Sets out every motion to be voted on, including the budget and the capital works fund plan

🔹 Your right to attend. Every owner can attend, speak and vote, subject to any levies owing

🔹 Proxies. Can't make it? Appoint someone to vote for you, within the proxy limits

🔹 Quorum. A minimum number of owners, in person or by proxy, must be present for decisions to be valid

🔹 Your own motion. You can put one forward, if you submit it in time

New for 2026: sustainability is now a standing AGM item. Since July 2025, every owners corporation must consider environmental sustainability at its AGM, including common property energy and water consumption and spend.
