Capital Works Fund Plans: The New Prescribed Form 📋

Does your scheme's 10-year plan actually need to change? Short answer: not always.

Since 1 April 2026, NSW strata schemes must use a new standard form for their 10-year capital works fund plan but only when the plan is being revised, or replaced at the end of its 10-year life. If your scheme has a current plan and isn't due to revise it, you don't need to switch forms yet.

What's changed:
✔️ One standard, prescribed format for all new and revised plans
✔️ Clearer cost estimates, with provision for inflation and contingencies
✔️ A digital planner on Strata Hub to help build a compliant plan

Your capital works fund plan is how your scheme budgets for major repairs over the next decade and it's an agenda item at every AGM. Getting it right protects your building's long-term financial health.

Seven years ago today.

StrataBee was founded on 3 September 2019. Seven years on, we still do the same three things. We answer. We act. We care.

What has changed is the reach. We now run three offices across Sydney:

📍 CBD. Level 1, 60 Martin Place, Sydney
📍 West. Level 49, 8 Parramatta Square, Parramatta

Three locations means a manager who can actually get to your building, whether it sits in the Shire, the Inner West, the North Shore or out west. Quarterly site inspections are easier to promise when nobody has to drive across the city to do them.

Along the way: an SCA NSW Excellence Award in 2022, finalist in five other years, 4.6 stars on Google, and a variety schemes ranging from small to complex, mixed use BMC’s

100% Australian Made. Proud to have attended this morning’s breakfast event recognising Australian Made Week, alongside industry leaders and with The Hon. Dr Andrew Charlton MP.

Hosted by Business Sydney, it was inspiring to see strong support for local businesses, manufacturers and growers – and to be reminded just how important backing Australian-made truly is 🇦🇺

Australian Made Week (18–24 May 2026) celebrates everything we create locally and shines a light on the people behind it. This year’s campaign reinforces a powerful message:
Supporting local isn’t just important to shoppers — it’s critical to Aussie businesses too.
