Settlement day disaster: the delay no one saw coming.
Just when we thought everything was ready… one unexpected email threw the settlement into chaos.
Everything was ready to go. Trades had been through, quoted and booked. Removalist booked. Rental agreement for buyers old place - terminated. We were expecting to get the keys.
Then, out of nowhere, the vendor’s conveyancer requested a 2 week settlement extension. No explanation. No rationale. No apology. Just a one sentence email
I get that things happen. Life happens. Delays happen. But hiding behind “lawyer speak” is BS… instead of simply having a human conversation.
The good news? There’s a process for this. Settlement didn’t occur, so we ordered a Notice to Complete, which gave the vendor 14 days to settle before penalties apply.
Not the outcome anyone wanted, but my client understood that this is the law… it’s in the favour of the vendor.
We rescheduled everything and got there in the end
