Settlement day disaster: the delay no one saw coming.

Just when we thought everything was ready… one unexpected email threw the settlement into chaos.

Everything was ready to go. Trades had been through, quoted and booked. Removalist booked. Rental agreement for buyers old place - terminated. We were expecting to get the keys.

Then, out of nowhere, the vendor’s conveyancer requested a 2 week settlement extension. No explanation. No rationale. No apology. Just a one sentence email

I get that things happen. Life happens. Delays happen. But hiding behind “lawyer speak” is BS… instead of simply having a human conversation.

The good news? There’s a process for this. Settlement didn’t occur, so we ordered a Notice to Complete, which gave the vendor 14 days to settle before penalties apply.
Not the outcome anyone wanted, but my client understood that this is the law… it’s in the favour of the vendor.

We rescheduled everything and got there in the end

This feels very similar to the start of COVID… that’s exactly why I’m sitting up and paying attention.

Headlines, economists and banks have all been talking about price drops across the Sydney property market. Some forecasts are even suggesting falls of up to 20% this year.

When you’ve been around property long enough, you know sentiment changes quickly.

This reminds me of the early stages of COVID in 2020... confidence disappeared almost overnight. Buyers paused. Sellers became nervous. Prices softened… briefly… and then by the middle of the year the market had surged again.

Right now, there’s also a lot of noise around potential changes to negative gearing and Capital Gains Tax. The reality though? Most Sydney purchases are owner occupiers buying homes to live in. Families upgrading. Couples buying together. Downsizers making lifestyle decisions.

For many buyers who have been trying to buy since the start of 2025, this is the first period where they are seeing a bit of breathing room in the market. Less competition. Slightly softer conditions. More ability to negotiate.

No one can perfectly predict what happens next. But historically, the buyers who purchase when confidence is low are often the ones happiest with their decision 12 months later.

The scary part is the auction only lasts minutes… but the repayments and stress can last a lifetime

Why Do Smart People Still Get Overwhelmed By The Property Market.

At some point, smart people stop making decisions because they’re buried in research trying to avoid making the wrong one. The goal isn’t to become a full-time Sydney property analyst.

The goal is to become the person enjoying a BBQ in the home they bought… while everyone else is still comparing spreadsheets and reading Reddit threads at midnight.

Apartment tip: Want to work out the number of units in building… you need to do it the old school way! about a Check the letterboxes 👀

One thing I always look at when inspecting apartment blocks is the number of letterboxes. It sounds basic, but it can tell you a lot.

Sometimes REA or Domain don’t have the full details on how many apartments are actually in the complex, especially in newer developments. You might arrive thinking it’s a 60 unit block… then notice there are actually 64 letterboxes.

Why does that happen? Sometimes there are penthouses not clearly shown online. Other times, apartments have been split, so you’ll end up with units like 30A and 30B added into the mix.

Little clues like this help paint a clearer picture of the building before you even inspect the apartment itself.

I had a conversation with a client stuck with me. She said that for years she never paid much, if any, attention to property content because she genuinely believed buying in Sydney just wasn’t possible for her. Then one conversation with a mortgage broker changed everything. Suddenly she realised she actually could buy… and her whole mindset shifted.

Sometimes the biggest thing holding people back isn’t their finances… it’s simply not knowing what’s possible. If owning a home in Sydney feels out of reach, the best first step is just having a conversation with the right broker and understanding your real position. You might be closer than you think.

You can learn a lot about an apartment building before even stepping inside the unit.

Not just the strata report.
Not just the building inspection.
But the culture of the building itself.

Are the common areas looked after? Do people seem to care? Is there a system for parcels… or are there 17 Amazon packages piled up in the lobby like a game of Jenga? 😂 🕋

These little things can tell you a lot about how a building is run and what it’s actually like to live there day to day.

The best buildings often have small signs of community and organisation… even something as simple as a neat little package area can say a lot.

Also… this may or may not have turned into me admitting I’m slightly addicted to Amazon deliveries. 📦
