More and more properties sitting on the market for 90+ days and instead of listening to the market, vendors switch agents and think that will be the magic fix. Does a good agent matter? Of course. Will changing an agent automatically get you 80K more than your highest offer after a 3 month campaign in a falling market? Unlikely.

Good thing come to those who wait. This property was originally on the market a few months back before our clients were ready to purchase. They loved the look of it in photos but just weren’t in the position to buy yet, plus it was over their budget. Fast forward a few months, they explored a few other properties they liked, but nothing they loved.
