We just ran an auction with 6 hours notice.
Scheduled for this Sunday 9th August, and with some buyers keen to make sure they either bought (or to know they had to keep shopping) before Government changes to purchasing properties in Self Managed Super Funds kicked in on Monday 10th August, we made a snap decision to run it on a wet, cold Monday night.
Interestingly, this home was actually ‘sold’ for $1,510,000 just over a week ago, but the buyer pulled out of the deal at the 11th hour of their Cooling Off period. Wanting to fast-track the sale, the owners decided to convert it to a short, 14 day auction campaign. We only needed 8.
5 bidders. 13 bids. Sold for $1,569,000!
That’s $59,000 more than the $1,510,000 it had ‘sold’ for a week earlier. One thing is clear: If you don’t try to sell via auction, you’ll never have the chance at getting an auction price. Give yourself a chance. Trust The Process.
