Strata Insurance Claims Process – Owner Guide

1. Ensure Safety First
Prioritise everyone’s safety. Contact emergency services if required before addressing any damage.
2. Report & Document the Incident
Take clear photos and videos, and record key details such as date, time, and cause. Report the incident to your strata manager.
Note: Strata insurance generally covers building and common property only. Personal belongings should be claimed through your own contents insurance.
3. Claim Lodgement & Assessment
Your strata manager lodges the claim. An assessor will inspect the damage and prepare a report. Larger claims may require insurer approval before works proceed.
4. Claim Updates & Repairs
You’ll receive updates throughout the process, including approved scope and timelines. Once confirmed, contractors will complete repairs to insured areas.

Are tenants allowed to attend general meetings?

Yes, tenants can attend meetings of the owners corporation—but there are important guidelines to know. Tenants are welcome to attend; however, they cannot vote on issues unless they have been granted a proxy vote by a property owner. They must also request permission from the owners to speak during the meeting and may be asked to step out when scheme finances are being discussed.

Additionally, if 50% or more of the properties in a strata scheme are tenant-occupied, tenants can appoint a tenant representative. This representative may attend strata committee meetings and speak on behalf of tenants, but they cannot vote and may also be asked to leave during financial discussions.

Knowing your rights and limitations helps ensure smooth and respectful strata living for everyone.
