Breaking - APRA has put in place a limit banks lending to high debt to income borrowers.

From 1 Feb 2026, APRA will only allow banks to lend up to 20% of new mortgages at a debt of six times income or more. This applies to owner occupiers and investors.

This excludes bridging loans for owner-occupiers and loans for the purchase or construction of new homes.

Refinance checklist — do this before you switch lenders.

Why refinance?

People refinance to get a lower rate, change loan features (offset/redraw/fixed vs variable), consolidate high-interest debt, or access equity for renovations/investment. But don’t assume a lower nominal rate automatically saves you money — fees and break costs can wipe out the benefit.

Ask your current lender for a better deal first (they often match offers).

1) Do the money math — total cost vs benefit

Use a mortgage switching / refinance calculator to compare total costs (new rate × new term) and all switching costs (discharge, application, title, conveyancing, and any break fee on fixed rates). The calculator also shows payback period — how long until savings cover the costs.

2) Watch out for early-exit / break fees

If you’re on a fixed rate there may be significant break costs; even variable loans can have discharge or exit fees. ASIC says exit fees must be tied to actual lender loss and can be scrutinised — so get an exact quote from your lender and understand it before you move.

3) Typical fees & how much they can be

Refinancing can be cheap or costly depending on your lender and loan. Typical items include: discharge fee, settlement/legal fees, application/establishment fee, title or lender’s insurance and any break fee. Estimates vary — low-end refinancing fees can be a few hundred dollars; mid-range ~$800; high end several thousand (depending on legal/title costs and break fees). Factor these in when you compare offers.

4) Don’t forget non-rate reasons to refinance

Better features (offset, redraw), consolidate consumer debt, shorten loan term, or access equity for renovations/investment. Sometimes a small increase in monthly cost is worth the feature change or flexibility. (This is why “lowest rate” isn’t always the smartest move.)

5) Equity & eligibility

Some lenders expect a minimum equity position (often ~20% LVR) to give you the best refinance options or avoid LMI; if you have high LVR you may be limited or face higher pricing. Check your current LVR and valuation options.

🏦 Think you can borrow 4–5x your salary? Maybe — but probably not without checking the details.
Lenders don’t just multiply your pay. They stress-test your ability to repay and count things like: BNPL, credit card limits, personal loans, HELP balances and how steady your income is.

Borrowing power tip: Lenders will often treat your credit card limit as a monthly repayment, even if the balance is $0. Lowering unused limits and clearing BNPL can bump your assessed borrowing by tens of thousands.
