2023 was a year of drought for many in commercial property.

Dwindling office attendance, rising interest rates and inconsistent supply chain, all transpired to produce a year of sparse deal flow. Throw into the mix a dramatic rise in the cost of living, and we might want to delete the memory of 2023 from our minds altogether.

But that would do our effort a disservice, because the real story is one of resilience. The Australian property industry has never given up. Ideas were constantly formed and positioned, and in spite of the many disappointments, the sector always dusted itself off and moved forwards again.

That is what 2023 taught us, to keep moving forwards, no matter what, and this is how we should reflect upon our participation, as the year draws to a close.

As 2023 draws to a close, we reflect upon the central message that Christmas brings.

For many across the globe it has been a year of hardship, and we particularly acknowledge those who are suffering, with the wish that relief will come to them soon.

There is no problem so great that it cannot be overcome with generosity of spirit, and collective effort. So we look ahead with excitement at our possibilities, and with renewed commitment to help not just our own cause, but the cause of others too.

No matter where we come from, nor what our surface differences may be, this is a message for each and every one of us.

Wishing you all a Merry Christmas and Happy Holidays.

Peace on earth and goodwill to all people!

There was laughter, there were tears, there were some short speeches and some long hugs, but overall, it was a wonderful way for the Stanton Hillier Parker team to celebrate Christmas together.

When all else is said and done, it is only memories that we take with us.

Large, multinational, commercial real estate agencies have dominated the institutional property market for many years, but are there signs that this vice-like-grip is softening?

It was always a forgone conclusion that the juiciest assets were handled by the biggest agencies, but certain conditions are now levelling the playing field, and alternate-agencies are starting to appear at the top of the table.

The drivers of this emerging change are:
1. Detailed knowledge of the investors, and assets, once hidden away in corporate databases, is now openly available in powerful data-platforms, unlocking access for everyone.
2. In this slowed-down market owners and investors are listening to good-ideas from wherever they can get it. And these ideas are certainly not limited just to the big agencies.
3. The current downsizing, and uncertain mood, of big agencies is pushing some well-known agents to seek out less shaky ground.
4. The commoditisation of commercial agency and agents has empowered a lack of disruption, and lack of distinctive offering. Owners and investors are now vocally calling for “out-of-the-box” thinking

The tipping-point may not have yet been reached, but with an increased focus on excellence of service, there appears to be a real opportunity for alternate-agencies to make their presence felt.

The commoditisation of agency has been occurring for years. Large commercial agencies, rolling out the same tried-and-tested formula for decades.

For 25 years “Agent Smiths” had success with this formula, but these new set of conditions can’t be served with the old playbook.

What owners need today is a more dedicated and thoughtful type of agency, incorporating traditional values of patience, wisdom and depth of relationships.

For those agents who have ambition beyond being just an Agent Smith, now is a good time to be looking at the alternatives.

The word “bespoke” originated amongst the tailors of London’s Savile Row, such is the indelible mark that this famous street has left on the culture of Englishness. And yet it is a truly international destination, where the well-heeled and global celebrities alike have flocked to for generations, in search of that uniquely individual suit.

Hillier Parker have played our small part in this history too, having sold various buildings along the street over the years, including the one we see in this photo, taken around 1930.

Ask any senior agent who works for a big agency and they’ll tell you, “I’ve thought about setting up my own gig for years”.

They have the client relationships, they have the deal knowledge, but like all of us, they also have a fear of the unknown.

It’s a risk turning away from a steady wage, and a well-known brand. Then there’s all the admin..and…and…and.

So they stay, with that nagging doubt they could have taken their shot.

The choice doesn’t have to be between big agency, or one-agent-band, there is a clear 3rd option.

Alternate agencies, where all the admin, the marketing, and the supporting tech is plug and play. Where the deal splits are vastly more favourable, and where the agent doesn’t get bogged down with all that corporate stuff.

If you’re an agent, and you back your ability, ask yourself a question and go deeper with your answer;

On the South East Coast of England is Brighton, famous for the London to Brighton car rally, which is only allowable to cars built before 1905.

It is fitting, therefore, that the signpost for sale on this Woolworths shop in Brighton is Hillier Parker’s.

Like the rally race, we were built before 1905. And like those majestic vehicles we are still as good as new!

A bottle of wine is charging its way to our friend who brought this image to our attention!
