I coined the term “slingshot effect” several years ago to illustrate how downturns occur even when there’s an underlying shortage of properties. This is when astute buyers snap up the bargains until they’re all gone, and buyers then have to compete for higher-priced properties. Fear of missing out draws in hesitant investors, and median prices shoot upward rapidly like a released slingshot.
This is one of those times, with pent-up demand growing as the slingshot is being pulled further and further back.
Not only is now the right time to act, it’s also the best time, while buyer demand still remains subdued and bargains abound, but it won’t last much longer.
