Every so often, a resident in a strata scheme doesn't follow the rules — and the committee needs to respond. The most common disputes between owners include unauthorised parking of vehicles in another resident's car bay, nuisance pets, and excessive noise complaints. The recommended approach is to start with communication — often the resident may not be aware their behaviour is impacting others or breaching by-laws — and only escalate formally if early resolution fails. Effective by-law enforcement is about fairness and community harmony, not confrontation. That's the balance a good strata manager helps you strike. ⚖️

Noise complaints are one of the most common complaints in strata living. The best course of action to take is to:

1. Keep a Record including dates and times of the noise, the type of noise (music, parties, barking dogs, shouting, renovations, etc.), how long it lasts as well as any impact on your enjoyment of your lot.

A detailed log can be valuable if the matter needs to be formally addressed.

2. Speak to the neighbour. If you feel comfortable doing so, a polite conversation can often resolve the issue. Sometimes residents are unaware that their activities are disturbing others.

3. Contact the Strata Manager or Committee. If the noise continues you can:

Submit a written complaint to the strata manager or strata committee.
Include your noise diary and any supporting evidence.

Ask that the resident be reminded of their obligations under the by-laws.

Not all strata schemes are created equal — and today's property market is recognising the strengths of different types of developments. Boutique apartment complexes are often valued for their higher proportion of land ownership, greater sense of community and limited supply, factors that can support long-term capital growth. Larger apartment communities, meanwhile, can offer residents access to premium facilities, professional building management and economies of scale that help spread operating costs across more owners.🏢

If you're on a strata committee, this one's for you. Upcoming reforms will introduce a compulsory educational requirement for all members of a strata committee — ensuring that those making decisions about your building are properly equipped to do so. We think this is a great step forward. An informed committee makes better decisions, builds stronger communities, and protects property values. Strata One supports our committees every step of the way — from onboarding to ongoing guidance. 📚

Delaying maintenance might seem like a way to save money in the short term — but it rarely is. If your strata scheme falls behind on repairs, it can quickly lead to major costs, legal issues and property damage that all owners must pay for. The 2026 reforms have also strengthened NSW Fair Trading's powers to enforce repair and maintenance obligations on owners corporations. Proactive maintenance planning is one of the six foundations we build every relationship on at Strata One. Don't wait until a small issue becomes a costly one. 🔧

Considering buying an apartment? A 5-minute scan of the strata report could save you tens of thousands.

If you are considering buying an apartment you shoud engage a strata inspection company to conduct a strata inspection report of the property.

Strata reports tell a story. NCAT applications, low funds or rushed special levies may be red flags. Alternatively a healthy capital works fund and stable strata committee are usually good signs. Reading them well is the difference between a great purchase and an expensive lesson. If you'd like a strata report reviewed before you commit, we're happy to help.

The NSW Solar for Apartment Residents (SoAR) Grant Program 2026 supports strata units by covering some costs for shared rooftop solar.

Beyond the immediate cost savings, shared solar can lift property values, reduce ongoing levies through electricity savings, and put your building ahead of the curve as buyers increasingly prioritise sustainable features.

If you're on a strata committee and considering this for your building, we can help you navigate the process — from feasibility through to application. Reach out to start the conversation.

For generations, owning a home in Australia meant a house with a backyard and a Hills Hoist. But times have changed, and so have priorities.

Apartment living is no longer a compromise. It is fast becoming the preferred choice for Australians across all walks of life. Here is why:

Affordability - With house prices soaring in Sydney and Melbourne, apartments are often the only realistic entry point into capital city property markets.

Changing households - More singles, couples, and "rightsizers" are choosing well-designed apartments that fit modern living, without the upkeep of a large home.

Lock-up-and-leave lifestyle - Busy professionals and frequent travellers are swapping weekend yard work for rooftop terraces, resort-style pools, and concierge services.

Proximity over land size - The 15-minute city is here. Living close to transport, dining, healthcare, and entertainment is redefining what "the good life" looks like.

The shift is not a trend. It is a structural change in how Australian cities are growing. And for buyers and investors, the smartest move is choosing developments built for the future.
