𝐑𝐞𝐬𝐢𝐝𝐞𝐧𝐭𝐢𝐚𝐥 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲: 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐈𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 𝐑𝐢𝐬𝐤? 🏡
Back in 2023, during a consultation, one of my clients was uncomfortable with the idea of buying interstate.
Fair enough.
The client ultimately purchased a unit in Western Sydney.
Fast-forward to today, and the overall growth of that unit has been below inflation.
In comparison, some of the established houses in the Rockhampton, QLD region — where I was assisting clients with property acquisitions at the time — have experienced substantially stronger growth over the same period.
Now, I see a couple of industry professionals actively promoting the purchase of units in inner-city Melbourne, particularly highlighting rental yields of 6% at affordable price of sub $450,000.
I haven't done enough research on that particular market yet, so I can't comment on whether it represents an opportunity worth exploring.
But it does raise an important point:
Property investment always involves risk — both in the decisions we make and in the opportunities we choose not to pursue.
The challenge is understanding the different risks, doing the research and making decisions based on the underlying property and market fundamentals.
Choose risk wisely.
The devil is in the detail. 🙂
