Where necessary, treasurers can access (and approve, if preferred) their scheme’s invoices.

Drafting budgets, agendas & minutes, and mastering legislative compliance
Handling repairs, maintenance & contractor coordination
Supporting senior managers on legal, defect or remedial tasks
Monitoring safety, insurance, lift servicing & other compliance essentials

Certificate of Registration (or you’re ready to get it)
Valid driver’s license & a reliable car
Strong attention to detail + excellent written & verbal English
A proactive mindset and appetite to absorb new skills.

📣 Understanding Strata Meetings: Why They Matter & What You Need to Know

If you own or live in a strata-titled property, participating in meetings isn't just a formality… it's how key decisions about your building are made.

In NSW, there are six main types of meetings that take place within a strata scheme.
Each plays a specific role in the management, control, and administration of the property:

1/ Inaugural General Meeting
Held during the initial period, this sets the foundation — covering insurance, contributions, strata committee appointments, and more.

2/ First Annual General Meeting (AGM)
Must be held within two months after one-third of the lots are sold. This is when the Owners Corporation begins formal operation — adopting by-laws, appointing a strata manager, and setting financial contributions.

3/ Annual General Meeting
A recurring, compulsory meeting to confirm financial statements, budgets, elect the committee, and review insurance — among other important matters.

4/ Extraordinary General Meeting (EGM)
Convened to resolve specific issues that can't wait for the next AGM. Owners can request an EGM if 25% of unit entitlements support it.

5/ Strata Committee Meeting
Deals with day-to-day operational matters. While the committee handles routine issues, major decisions must go to the Owners Corporation.

6/ Tenant Meetings
These are held when needed to inform and engage tenants on building matters that affect them.

👥 Can’t attend a meeting?
Use a proxy vote! It’s the best way to ensure your voice is heard when you can’t be there in person. Just make sure your proxy form is correctly filled out and signed.
🔄 What happens if there’s no quorum or a tied vote?
No quorum? The meeting can be adjourned or proceed after 30 minutes.
Tied vote? The motion is defeated, and a majority must be reached to pass any item.
