🚨 Important update for SMSF property purchasers

From 10 August 2026, Self-Managed Super Funds (SMSFs) can no longer use Limited Recourse Borrowing Arrangements (LRBAs) to purchase residential property.

What does this mean?

🏡 Residential property: SMSFs can no longer borrow to purchase residential investment properties, including established homes and off-the-plan properties.

🏢 Commercial property: SMSFs can still use an LRBA to purchase business real property, provided the property meets the legal definition of being used wholly and exclusively in a business.

From a conveyancing perspective, it's important to understand how these changes may impact your property purchase and ensure the correct contract and settlement arrangements are in place.
