Laura found the apartment she wanted.

Studio apartments sit outside standard policy for a lot of lenders - floor size, building type, resale assumptions. None of which had anything to do with whether Laura could afford it.

The government co-buys the home with you. Up to 40% of a new build, or 30% of an existing one. You only need a 2% deposit. No LMI.

Here’s the part to understand: you don’t own their share. They do. When you sell, they get that same percentage of the sale price back - not what they put in. If your home goes up in value, their share goes up too.

That’s not a bad deal. For some buyers, it’s a great one. But it’s a different kind of loan to a standard mortgage, and it pays to understand it before you sign.

The 2026 Budget dropped this week. Here is the honest breakdown - what is good, what is bad, and what it actually means for your money.

The good: First home buyers - 5% deposit scheme continues, no income caps, no mortgage insurance. Foreign investors banned from buying existing homes until 2029. Business owners - $20,000 instant asset write-off is now permanent from 1 July.

The bad: Investors buying established property from this week - from July 2027 you can no longer offset your rental losses against your salary. Economists are calling it the equivalent of your mortgage rate rising by one and a half percent overnight. That is not a small number.

What to do: Already own investment property? You are protected. Buying now? New builds still get the full deduction. Get the structure right before you sign - not after.
