There’s no doubt that it’s a tough time for buyers out in the property market. There’s not a lot of stock, and even if you find something you like, you can expect plenty of competition from other buyers. So how do you get ahead of the game?

The #1 mistake I see is buyers out there looking without their finance approved. So before you even start doing the rounds of Open Homes, get your ducks in a row with finance approval. You might find that the easiest way to do this is with a mortgage broker. Not only do they do all the leg work, they’ll find the best rate from all the lenders as well as find the best lender for your particular circumstances (eg if your buying within a super fund, or if you’re self-employed, or over a certain age).

You could be forgiven for thinking that it’s all doom and gloom on the property market. Fourteen months of interest rate rises, increasing cost-of-living pressures, hundreds of thousands of mortgage holders supposedly going over the cliff and a difficult borrowing environment – doesn’t exactly sound like the recipe for a booming property market, right?

So you may be surprised by the market reality. The negativity and the woes have resulted in less people selling, effectively frozen by the fear narrative and scared out of the market. But my message to vendors is “let it go” because the lack of sellers has reduced the stock level by as much as 50% from normal levels which means buyers have nothing to choose from. This has turbo-charged competition in the market, with buyers pushing up prices and sending clearance rates back above70%.

So long story short, now is (maybe surprisingly) a good time to list.
