a) That is $42k capital gain and 7.5% growth in 3 months, let those numbers sink in for a bit.

b) Closely look at the graph, we were able to time the market at the bottom before it started trending upwards.

Another cracker deal which Qirab team is very proud to deliver.

This property is located in Regional NSW in an extremely hot market which 20 plus buyers for every property that comes to the market.

Land size of 850m2 giving us an option to subdivide or build a granny flat at the back to make more $$$ in the future.

We bought this in an auction with many buyers and kept bidding for 15 minutes going to even $500 increments, finally locking in for $558k and we didn't have to spend a dollar to get it tenanted. A very similar property was sold on the same day with a smaller land size and needed to spend $10k minimum on renovation.

What do you do in an extremely hot market, where you are competing with 20 + buyers for each property that comes to the market? We are aware of 45 offers on a single property breaking all records. You stay calm, focused, leverage your relationships within that market and know the true value of a property.

We bought this 422 on 800sqm land size for $604k with a rent of $600/week, that too in an auction environment competing with 15 others few months ago. A very similar property was sold this month for $46k higher, results always speak for itself and we are glad we were able to win this fantastic deal for our client.

We bought this property within an hour of listing, the sales agent called us on the same day if we were willing to pull out of the deal. Why? He has not anticipated 25 other buyers being interested in that house.

Look at the suburb typical value chart, we bought in March 2024 and look how the pressure cooker has blasted in the last 15 months. We are glad we made that decision in an hour and glad to see our research is speaking for itself with results.
