If you're selling in 2046 or 2037, the question isn't "should I auction?" It's "What's the best way to create competition for my specific property?"

Clearance rates have been softer over the past few weeks. You've probably seen the headlines.

Here's the honest read: it's not the whole story.

A low clearance rate often means buyers and sellers are still negotiating price expectations. It doesn't mean demand has collapsed. The Inner West is still one of the tightest markets in Sydney — low listing volumes, strong owner-occupier demand.

What it does mean: method selection matters more than ever.

If you're selling in 2046 or 2037, the question isn't "should I auction?" It's "what's the best way to create competition for my specific property?"

That answer is different for every home.

Low auction clearance ≠ bad market.

It means the method needs to match the conditions.

When clearance rates soften, smart agents adapt. Private treaty. Off-market. Expression of interest. These aren't backup options; they're often the better play.

I've been running a mixed-method approach across my listings this year. It's working.

If you're planning to sell, don't let one method define your outcome.

What $2.54 trillion in home loans tells us:

National prices: +9.3% YoY

Monthly change (March): +0.6%

Rental vacancy: 1.6% — near record lows

Rent growth (6-month annualised): +5.9%

RBA cash rate: 3.85%

Even with rates at 3.85%, Australians are borrowing more, not less. Buyers are committed. The market isn't waiting for rate cuts.

If you're thinking about selling, the demand pool right now is active and qualified.

Waterfront. Two bedrooms. Glebe.

22/29–31 Cook Street — this one is genuinely rare.
A waterfront apartment in Glebe at this price point doesn’t come up often. The outlook alone is worth the visit.

DM me to book your inspection — these don’t last.

Most Sydney agents won’t say this to your face.

The agent quoting you the highest price isn’t doing you a favour. They’re doing themselves one.

Here’s how it works — they give you the number you want to hear. You sign. Four weeks later the property’s sitting, getting price reductions, and buyers are asking what’s wrong with it.
By the time it sells, you’ve lost more than you ever saved.

I’ve seen it happen over and over. And every single time, the seller says the same thing after: “I wish someone had just told me the truth at the start.”

That’s what I do.

Honest advice. Real strategy. 20,000-person database behind every campaign.

Thinking about selling? DM me. Let’s have the conversation your last agent probably won't!

Here's something most sellers in postcode 2046 don't know.
46% of the buyers competing for homes in this area aren't local. They're coming from the North Shore, Eastern Suburbs, and interstate — with equity, motivation, and a willingness to pay a premium.
If your agent is marketing only to locals, you're starting the campaign already behind.
My database has 20,000 contacts. I know exactly who's looking, where they're coming from, and what they'll pay for the right property.
Thinking about selling this year? Message me before you go to market. Happy to show you exactly who your buyer is.

What $2.54 trillion in home loans tells us about the Australian property market.

That's the current outstanding lending figure — up 6.7% in one year.

Think about that. Even with the RBA at 3.85%, Australians are still borrowing more, not less.

What it means practically: buyers are committed. The market isn't waiting for rate cuts to move.

If you've been thinking about selling, the demand pool right now is active and qualified.

Worth a conversation. Happy to walk through what this means for your specific property.

This is why buyers keep moving to postcode 2046.

The Bay Run at sunrise.

The waterfront reserves.

The tree-lined streets that feel entirely removed from the city — even though you’re 9 kilometres from the CBD.

The harbour proximity without the Lower North Shore price.

The village feels that’s largely been preserved.

The genuine community that’s hard to articulate in a listing description but immediately obvious when you live here.

I operate across postcode 2046 with a 20,000+ contact database and 100+ transactions behind me.

When buyers from the CBD or Eastern Suburbs ask about this area, I give them precision — not a pitch.

That’s the difference between strategy and noise.

Thinking of making your move? I’d love to help.

Sydney's residential market rewards precision, not optimism. Here's what that means if you're thinking about selling in postcode 2046.

I've participated in 100+ residential transactions. I hold a 20,000+ contact database built through structured prospecting — not portal dependency. My background in construction gives me a working understanding of property fundamentals: value, risk, and structural potential.

I don't rely on market momentum. I build pipeline. I create competitive tension. I hold pricing conversations that others avoid.

Clients engage me when they want clarity, structure, and decisive advice. And in a competitive situation, a buyer who trusts the process commits faster. That's better for sellers.

What it means for you: combined with the reach of Sydney Sotheby's International Realty — present in 80 countries, with 1,000+ offices worldwide — you get an agent who knows your suburb from the inside and can place your property in front of buyers from anywhere in the world.

Pricing strategy, buyer psychology, and negotiation discipline — not hope.

If you're thinking about selling, I'd love to have a genuine conversation about what your home could achieve in this market.
