While many investors chase the next hot market - mining towns, regional hotspots, or emerging markets - I’ve spent years focusing on what many consider "boring”, established Sydney properties. It's not exciting. It won't make headlines. But it's created consistent wealth for my clients while trendier markets have come and gone.

The objections are predictable: "Sydney prices are unsustainable”, "You can't make money on those yields”, “There's no growth left in the market." These concerns sound reasonable, but they miss a fundamental truth: the very factors that deter many investors are what make Sydney's established markets so resilient.

So how do I help my clients navigate the Sydney investor market?

-I focus on specific Sydney submarkets where these challenges create opportunity. The higher prices deter speculative investors. The barriers to entry maintain scarcity value.

-I stick with certain property types - like 1970s walk-up units in boutique blocks, and character homes in established suburbs. These aren't the properties making headlines, but they have proven resilient through multiple market cycles.

-I pick locations based on data, not emotion. I use best-in-class software, like HTAG Analytics and Microburbs, to help pinpoint markets that present the best risk-adjusted options.

-I use tools like Landchecker, Cotality and others to help evaluate properties. Every property must pass a strict due-diligence checklist.

This off-market unit for an investment client was definitely worth waiting for.

Here’s why:

✅ The apartment has all the features that we like to see in quality assets - top floor with a large north-facing covered balcony, internal laundry, and a lock-up garage. What really sets it apart from others in the area are the rare district views.

✅ The location is A-grade. A short walk to Dulwich Hill village, the Inner West light rail, and the upcoming T3 Bankstown Metro line. The average turnover for units on this street is 19.6 years, compared to the suburb average of 14.1 years. That’s a strong sign of stability.

✅ The strata committee is proactive - staying on top of capital works like upgrading the balconies. This means future owners won’t need to worry about costly repairs down the line.

Even though it was off-market, there was strong interest in the property - including from other local buyer's agents. In this tight market with so little good stock available, we had to move fast. Last night, I was invited to the CobdenHayson Property and Economic Outlook seminar.

The discussion covered some key topics, including:

-The outlook for inflation and interest rates.

-Recent changes in NSW residential rental laws and how they could affect the market.

-The challenges developers are facing in Sydney and why we’re not likely to see an increase in stock anytime soon.

I love these events because you learn directly from the experts and hear different perspectives for industry leaders. Staying on top of broader market factors is so important in my profession because a home is the biggest investment for most people. Even for my homebuyer clients, I encourage them to think about their property as an asset - not just a place to live.

Most of our clients engage us to find and buy them a property. However, we also offer one off negotiation support. This recent purchase in Croydon is a great example. The unit is in a block of 6 and a short walk to the station and The Strand. At 103sqm with two balconies, a large lock-up garage, and a great location, it will always be in high demand.

Our client found the unit and asked for our help with pricing analysis and to attend the auction or negotiate the purchase. Since we’d already bought for a previous client in the same block, we had the lay of the land.

We analysed the market, provided a detailed pricing appraisal, and then developed a strategy to give our clients the best chance to purchase the property. Ultimately, we decided to negotiate prior to auction; securing it below our client's budget.

Property investing is more like a marathon than a sprint. It's not about taking big risks for short term gains—it's about building a solid, long-term portfolio that grows steadily over time.

Most people who invest in property aren't looking to become real estate moguls. The stats show that most just own one or two properties. What matters to these investors is finding properties that deliver reliable, sustainable growth over the long haul, not something that will grow in the short term and then stagnate for years.

That's why we stay away from "hot spot" investing strategies - they might look good now, but often don't consider whether a market can actually sustain growth over the long haul.

Every week we get access to off market properties. Sometimes, the property is overpriced and the vendor is fishing for an unrealistic offer. Sometimes, the property is compromised. Usually though, the properties aren't truely off-market - just floated to gauge interest before a full marketing campaign. In some cases though, we do find a true off market that suits a client's brief.

This particular 2 🛏️ | 1 🛁| 1 🚗 unit in Roselands is a great example. In a central location, on a quiet street, and in a small block of 8, it ticked all the boxes. Our clients love the natural light, modern kitchen and bathroom and separate internal laundry.

This property is a good case study showing how agent relationships and a proactive property search strategy can uncover opportunities that the normal buyer won't find.

Through our agency relationships, we inspected the unit pre-market. Our client then went through on the first public open. Our preparation and favourable terms allowed us to act quickly to get the property under contract, before others were in a position to negotiate.
