The answers? All over the shop — in the best way.

Stock levels are down, but anything priced well is selling fast. First buyer through the door is often THE buyer right now. Commercial and industrial are pumping (apparently a warehouse is just “a box,” and the boys love a box). Investors haven’t been scared off by the budget. And entry-level stuff is flying — 16 groups through one little Freshwater one-bedder over the weekend.

The mood out there? Turbulent. Everyone’s hit the pause button waiting to see what they’re supposed to feel.

Here’s my honest take: this is a cracking trade-up market. Buying? Exceptional time. Trading up to the next price range? That 30-year mortgage is about as cheap as you’ll ever take it on. In a boom you sell high but you buy high too — right now the maths actually works in your favour.

People always climb out of the holding pattern eventually. And off it goes.
