The median is $7,260 per month, and yes, rates are up 6% on last quarter. But that number doesn't tell the full story.

The CBD sits at $7,995 and Southbank at $7,500. But cross into South Melbourne and you're paying $5,250. Docklands comes in at $5,390. Collingwood at $5,860. That's a difference of up to $2,745 per month for precincts that are all within a short commute of the CBD.

Much of the rate increase reflects new premium offices entering the market and pushing up the median, not every office getting more expensive. For businesses willing to explore beyond the obvious, Melbourne still offers genuine value.

There are nearly 9% fewer flexible offices available across Australia compared to last quarter, and in some cities the picture is even sharper.

Perth has lost 34% of its available space over the past year. Brisbane's CBD is down 27% annually. Canberra's CBD contracted 36% in a single quarter. Melbourne tightened 10% as inner-city precincts like Collingwood and South Melbourne saw space drop over 40%.

That sounds challenging, but here's the opportunity. While popular CBD locations are thinning out, suburban alternatives still offer genuine choice. North Sydney sits 40% below CBD rates, Perth's Osborne Park offers a 43% discount, and Brisbane's Milton has fresh supply at $455 per desk.

The options are there. They just won't last as long as they used to.

National flexible office rates rose 2.4% to $683 per desk in Q4 2025, and available space contracted 9%.

Most cities held steady on rates. Sydney ($1,000), Brisbane ($628), Perth ($749) and Canberra ($540) saw no quarterly change. But the picture isn't quite that simple. In those same cities, available space continued to shrink, meaning the offices you see today may not be there next quarter.

Melbourne's 5.7% jump to $743 was driven by new premium supply entering the market, pushing up the median rather than existing offices becoming more expensive. Adelaide's 1.4% rise tells a similar story as new quality operators continue building out the market.

Either way, fewer options and rising rates point in the same direction. If you're searching, sooner beats later.
