The building and pest on this one flagged enough that we brought in a builder, a roofer and a plumber to get quotes on the work required.

If you're buying on the Central Coast using Sydney rules, you're going to lose properties you should have secured.

The Central Coast runs on a cooling off period system. Sydney mostly does not. That difference changes the entire sequence of how you buy and out of area buyers get caught out by it constantly.

Here's how it works. Agree on a price, do a quick red flags check, then exchange into the cooling off period. Sign the contract, pay the 0.25% holding deposit and you now have five business days to get your building and pest done, finance unconditional and contract reviewed.

On a $1 million purchase that deposit is $2,500. Think of it as an insurance policy against someone coming in and taking the property while you are still doing your homework. The alternative is waiting until everything is done before you exchange.

On the Central Coast that leaves you fully exposed to being gazumped. We see it happen to buyers who follow the advice of conveyancers who do not understand this market. Do not let the wrong advice cost you the property.

Our clients home sold in half the time expected, for more than they ever thought possible. And that was just the start of it.

This was a buy and sell at the same time, one of the more complex situations a family can navigate in the property market. We started with vendor advocacy, helping them choose the right selling agent and staying across the campaign timeline so the search for their next home could begin immediately. No wasted time between the two.

Their current home sold fast. Meanwhile an agent in our network called Kirsty directly off an emailed buyer brief. An off-market property and we were the only people through it. The family has a neurodivergent child, so minimising disruption was not a preference. It was a priority.

We negotiated an extended settlement on the new property and worked with the selling agent to arrange a rent back on the old one.

They moved once. They were home for Christmas.

Out of area buyers often start in the wrong place.

The most common and costly mistake relocators make is falling in love with a property in a suburb that doesn't actually suit them. We see people sell at a loss because the location was wrong. Not the house. The location.

Before you open a listing, ask yourself three questions. How close to the beach do you need to be for the lifestyle you are moving here for? How close to the M1 and public transport do you need to be to make commuting workable? How important is school catchment to your decision?

Get those answers right and the suburb list narrows. Then immerse yourself. Spend time at local cafes, talk to people at the playground, get a feel for the community.

That time is worth more than any amount of scrolling through listings.

Settlement day. Kirsty got to the property before the buyers and their Uber Eats arrived while she was waiting so she collected that too.

When the family pulled up she handed them their dinner and their keys. The three year old jumped out of the car, bolted through the front door to find her bedroom and came running back down to give Kirsty a cuddle.

The transaction is the small part of this work.

Seeing the moment a house becomes a home, now that's special.

Most people are not looking to leave Sydney. They're looking for more, with less compromise. The problem is that more space, a better block with room to live and grow tends to come with a bigger debt load.

At some point the numbers stop making sense and a different question starts to form.
For a lot of people, that question leads many people to the Central Coast.

In this market what a buyers agent actually does for you has shifted from what most people expect.

Off-market access still matters. But with stock levels rising and more opportunities coming through on market than we've seen in years, the bigger challenge is not finding properties. It's filtering them efficiently and knowing when to move on the right one with confidence.

We are spending more time ruling out the unsuitable listings quickly, tightening shortlists, and making sure our clients are positioned to act decisively when the right property comes up. In a market with negotiating room, hesitating on the right opportunity is still how you lose it.

The conditions right now are among the best we have seen for buyers. Getting clear on your brief and having someone to help you cut through the noise is what makes a difference.

Almost half the price of the Manly median house price and it is unlike anything we've seen in this suburb before.

Most properties this end of the Central Coast lean towards a coastal or Hamptons style. This one went a completely different direction.

Warm Mediterranean tones, bold patterns, generous proportions and double height ceilings that make every room feel considered rather than constructed. This design aesthetic sets a new benchmark for this section of the coast.

Not to mention, from this location you can walk to the beach and to the shops.
