Getting $45,000 off the asking price sounds like a win. It's not always the whole story.
The building and pest on this one flagged enough that we brought in a builder, a roofer and a plumber to get quotes on the work required.
We negotiated $45,000 off the asking price and put it to our clients honestly. The numbers were better but the property still wasn't right.
We rescinded and found them the property that was the right fit.
Our job is not to get the deal done.
It's to make sure the right deal gets done.
