Renting with pets in Queensland? 🐶🐈🐾

Tenants must seek their landlord’s written consent to have a pet in a rental property under The Residential Tenancies and Rooming Act 2008 (The Act). It is a significant breach if an animal, other than a working dog (such as an assistance dog) is kept at the premises without the owner’s approval.

If a tenant has a pet when they apply for a property they should notify the managing party in their rental application (Form 22). If a tenant applies to keep a pet at the rental property during their tenancy they must formalise their request using a Form 21.

The property manager/owner must respond in 14 days to provide approval, conditions for approval, refusal or other reasons for refusal. If no response is received the pet request is considered automatically approved.

Additionally local councils may have restrictions on the number of pets that can be kept in a residential dwelling. Body corporates often also require an approval process. 🐾
