This week, we are focusing on the Estimation of New or Increased Sales for the Toodyay Village Square project. The project is strategically designed to capture a higher per-head spend from both existing visitors and residents.

Below are the detailed estimates regarding new retail sales and leakage reduction:

Direct Sales Impact - A conservative estimate projects that the Hub will generate $600,000 in new retail sales for local micro-businesses in its first year. This projection is based on an average spend of $40 per visitor across the 15 available stalls. The calculation assumes the capture of just 15% of Toodyay's annual tourism traffic, which equates to approximately 15,000 people.

Retail Retention - By offering a diverse "Village" experience, it is estimated that the project will achieve a 15-20% reduction in retail leakage. This reduction is anticipated as local residents shift their specialty gift and homeware purchasing behavior.

Over the next 3 weeks, we are going to give you a little more insight into our proposed development. The market conditions for the Toodyay Village Retail Hub are characterized by a high volume of "untapped" consumer spend and a significant shortage of entry-level commercial infrastructure.

This week we look at our analysis of the Market Gaps (The "Missing Middle"). Our internal assessment and consultation with local producers have identified a critical "Missing Middle" in the Toodyay economy.
โ€ข The Gap: There is a high volume of high-quality, home-based production (artisans, specialty food, boutique manufacturing) but a near-zero supply of flexible retail spaces under 20sqm.

Did you know that our 2 Anchor Shops are designed to be much more than just retail spaces? They are a benchmark for quality and a launchpad for local producers!

We want to see local makers thrive, so we will be offering hands-on mentoring for those wishing to stock their items with us. We'll be guiding vendors through: ๐Ÿ“ฆ Compliance & Packaging (Mastering health, safety, and retail labeling) ๐Ÿš€ Wholesale Readiness (Scaling production for consistent retail demand)

As our Project and Events Manager, Justin Hughes-Morris, explains:

"We are creating a 'Business Pipeline.' A vendor may start with a weekend stall at the Hub, develop the necessary commercial skills and financial stability, and eventually graduate into a permanent shopfront within the Toodyay townsite. This project builds the foundational skills required for a robust, self-sustaining local economy."
