Ever wonder how an agent comes up with a number for your home?

It's not a gut feeling, and it's not pulled out of thin air. It comes down to comparable sales β€” what similar properties in your suburb have actually sold for, usually in the last three to six months.

I look at things like size, bedrooms, condition, street, and how long it took to sell. Then I match those as closely as I can to your property to work out where yours sits in the current market.

It's not a perfect science; every home is different, but it's the most grounded way to arrive at a realistic price. And a realistic price is what gets your home sold.

This is also why I'll never just tell you what you want to hear. If the comps don't support a high number, I'll tell you that upfront. Better to know before you list than to find out three months in.

After 20+ years in small business and now in real estate, I've noticed the same handful of questions come up over and over. So here's what I actually tell people.

1️⃣ "Is now a good time to sell?"
Honestly? Depends entirely on your situation. The market matters less than your reason for selling and what you're moving on to. I've told people to wait, and I've told people not to. The "right time" isn't a date, it's when it makes sense for YOU.

2️⃣ "Should I renovate before I sell?"
Usually no. Most renos don't return what you put in by sale time. A clean, decluttered, well-presented home almost always beats a half-finished reno. Cosmetic touch-ups? Sometimes yes. Full kitchen overhaul? Almost never.

3️⃣ "How long will it take to sell?"
In Toowoomba right now, a well-priced, well-presented home in the right suburb moves quickly. Overpriced homes sit, and the longer they sit, the more buyers wonder what's wrong with them. Pricing right from day one matters more than people realise.

4️⃣ "Why won't you just tell me what my house is worth over the phone?"

Middle Ridge, Kearneys Spring and Rangeville are hard to beat. Good schools, parks, quieter streets, and that classic family-suburb feel.

🌳 LIFESTYLE / A BIT MORE SPACE
If you want bigger blocks or a semi-rural feel without losing town convenience, Highfields and Cotswold Hills are worth a look.

✨ CHARACTER + CENTRAL
For period homes and walkability, the streets around East Toowoomba take some beating, though you'll pay for that charm.
