Ever wonder how an agent comes up with a number for your home?
It's not a gut feeling, and it's not pulled out of thin air. It comes down to comparable sales β what similar properties in your suburb have actually sold for, usually in the last three to six months.
I look at things like size, bedrooms, condition, street, and how long it took to sell. Then I match those as closely as I can to your property to work out where yours sits in the current market.
It's not a perfect science; every home is different, but it's the most grounded way to arrive at a realistic price. And a realistic price is what gets your home sold.
This is also why I'll never just tell you what you want to hear. If the comps don't support a high number, I'll tell you that upfront. Better to know before you list than to find out three months in.
