Selling a tenanted property in Queensland? The entry notice period is 48 hours.

If you're selling a property with tenants still living in it, there are rules around how and when you can show the property to buyers.

Here's what applies:

โ—ผ๏ธThe tenant must be given a Notice of Lessor's Intention to Sell before or at the same time as the first entry notice.
โ—ผ๏ธEvery time you want to show the property to a prospective buyer, you need to give an Entry Notice (Form 9) with at least 48 hours' notice.
โ—ผ๏ธEntry can only happen between 8am and 6pm, Monday to Saturday, unless the tenant agrees otherwise.
โ—ผ๏ธA reasonable amount of time has to pass between each entry for this reason.

Selling with tenants in place takes a bit more planning, but it doesn't have to slow things down. Be sure to reach out to Paddy Ryan if you would like to discuss selling your investment property.

Since August 2025, every seller in Queensland has to provide buyers with a Form 2 Seller Disclosure Statement before they sign the contract. This applies to houses, units, townhouses, vacant land and commercial property.

What's in it:

โ—ผ๏ธWho owns the property & what's on the title
โ—ผ๏ธRates, land tax and zoning
โ—ผ๏ธBody corporate info (if it applies)
โ—ผ๏ธPool safety certificate status
โ—ผ๏ธAny notices affecting the land

Here's the part that matters most: if the Form 2 is missing, incomplete, or wrong, the buyer could walk away from the deal right up until settlement. No penalty to them.
