When do the best buyers inspect? Nobody knows. 🤷

Some come to the Saturday open home. Some can only make it midweek because the kids have sport. Some look after work, and some send Mum or a mate along first.

That's the catch. If your home can only be seen once or twice a week, your best buyer might be the one who couldn't make it.

A few things that help:

👉 Offer both open homes and private inspections, so every buyer has a way in.
👉 Move quickly. When a buyer feels a connection and asks to look, get them through as soon as possible.
👉 If the home is tenanted, plan inspections that work for the tenants too. A little goodwill goes a long way.

The easier your home is to see, the more likely the right buyer walks through the door.

What's a good agent actually worth? 🤔

Most of us only buy or sell every five to seven years, so it's hard to judge an agent on experience alone. And by the time you know whether you picked well, the sale is usually done.

So before you sign with anyone, here are five questions worth asking:

👉 What does your track record look like? Good or bad, a history can be checked.
👉 Can you back up that price? A high quote isn't worth much unless the agent is prepared to stand behind it.
👉 Who are your buyers right now? A good agent should already know serious buyers for your home.
👉 What happens after I list? Poor feedback is one of the most common complaints from sellers.
👉 What's my risk, and what's yours? Worth knowing before you pay for any advertising upfront.

One more tip: ask them to negotiate their own fee and watch how they handle it. That's how they'll negotiate with your money.
