Another week of plenty of movement in Townsville property 🏡
This week has been a good reminder that while buyers may have a little more choice than they did a few months ago, well-positioned homes are still moving.

Another two properties are now under contract, 80 Leggett Crescent has officially SOLD, and I’ve got a beautiful new Annandale home coming soon - plus several more owners getting ready to make their move.

Something has definitely changed in the Townsville market.

Since the investor activity dropped away after the budget, I’m seeing more choice for buyers — and much less pressure to rush.

On Saturdays, some buyers are now stacking up 7, 8, even 9 open homes and working their way through them.

They’re comparing.

They’re going home and thinking about it.

They’re coming back for second inspections.

And they know that if one property doesn’t feel right, there are others to look at.

That doesn't mean buyers aren't buying. They are.

But it does mean sellers need to understand that the days of simply putting a property online and expecting buyers to fight over it immediately aren't the same across every property.

Right now, presentation, pricing and that first impression matter.

Because when your home is number 6 on a buyer's Saturday inspection list, you want it to be the one they’re still talking about at dinner that night.

Good morning from Fairfield! 👋

I’m back at the Property Help Desk today, and one of the things I really love about being here is the atmosphere — so many families, little ones and familiar faces wandering past. ❤️

“The market’s dead.”

I keep hearing versions of this lately.

And yes - some open homes are quieter than others. I had one this week with just two groups through.

But that’s not the whole picture.

Over the past few weeks, I’ve also had open homes with 8, 10, even 12 groups walking through the door.

What I’m seeing on the ground is that buyers are still out there - and they’re looking. 🏡

They’re comparing properties. They’re asking questions. They’re coming back for second inspections. And when the right home comes along at the right price, they’re making decisions.

We’re now well into Townsville’s selling season, with plenty of time still ahead of us before the end of the year.

So if you’ve been thinking about selling but wondering whether you’ve missed your opportunity…

Don’t assume the buyers have disappeared.
