As we move towards spring in the Townsville residential property market, purchasing an unrenovated property with the intention of flipping it for a profit remains a remarkably difficult proposition for the average buyer.
One of the defining features of the current market is the widening price gap between renovated and unrenovated homes. Fully renovated properties are in strong demand and are often attracting a significant price premium. Much of this demand is being driven by buyers who want to avoid the rising costs, time, effort and uncertainty involved in undertaking major renovations themselves.
Construction costs have continued to increase over the past 12 months and, combined with ongoing challenges in securing reliable tradespeople, major renovation projects can be daunting. Large extensions and substantial structural renovations are often no longer cost effective, with the significant capital required not always translating into an equivalent increase in the property's final value.
As a result, the market currently favours a relatively small group of experienced professional renovators and flippers. These operators often have access to suitable properties before they reach the open market, established relationships with tradespeople and the ability to reduce costs through efficient systems and bulk purchasing of materials.
For the average homeowner or investor, the key may be strategic restraint. Cosmetic improvements, such as refreshing a kitchen, updating a bathroom, repainting or modernising tired finishes, can still add genuine appeal and value without the risk of overcapitalising.
For long-term owners considering selling, minor renovations before coming to market could be particularly worthwhile if the property is showing signs of age or wear and tear. Where a home was purchased many years ago in a much weaker market, the cost of refreshing the property may be far easier to justify against today's improved values.
Ultimately, until construction costs stabilise and trade availability improves, the Townsville market is likely to continue rewarding sellers of well-presented, completed homes. Major renovation and structural projects, however, may remain best suited to experienced professionals with the right contacts, systems and buying opportunities.
