šŸ  WOULD WENDY FIX IT? - SMALL CRACKS

Small cracks on the outside walls of a home aren’t uncommon.

But when you’re preparing to sell, they’re something I recommend getting sorted.

Why? Because a building inspector is likely to note visible cracks in their report and may recommend they be sealed to help prevent water getting in over time.

So, do you need to fix cracks before selling?

My advice? Yes - particularly when it’s somewhere buyers will notice straight away….and if that wall happens to be right near the front door like this house.
DEFINITELY!

Get a professional to repair it properly and, if needed, paint the entire wall rather than simply touching up the crack. That way the repair disappears instead of leaving a patch that draws even more attention to it.

It’s usually a relatively small preparation cost that removes one more thing for a buyer - or their building inspector - to notice and deduct dollars on their offer… $$

Sometimes getting a home list-ready isn’t about spending big money.
It’s about knowing which little things are worth fixing.

Looking outside at the rain today reminded me of something I’ve told homeowners for years when they’re getting ready to sell…

Green up your grass!

It sounds ridiculously simple, but a green lawn can make such a difference to how a home presents - especially in photos and when buyers first pull up out the front.

If your lawn is looking a little tired and you’re thinking of selling, head to Bunnings, grab some fertiliser and water the heck out of it! šŸ’¦šŸŒ± These photos show the difference - same house - just green grass ...and looks so much better!

You don’t always need to completely landscape the yard or spend thousands of dollars. Sometimes it’s the simple, inexpensive things that make the biggest difference to the overall presentation.

And on a day like today in Townsville, Mother Nature is doing some of the work for you. šŸ˜‰

None of it is expensive to fix. All of it affects how a buyer feels in the first 30 seconds, and that feeling is doing a lot of the work before they've even seen the kitchen.

Lighting. Tired globes swapped for warm white, every blind open, every lamp on even in daylight. It sounds too simple to matter, but it changes how an entire room reads in under five minutes.

THE VERDICT: YES… BUT! šŸ˜„

Yesterday I asked whether I'd replace this old fence before putting the property on the market.

My answer is YES - if you have the time and budget.

A new fence looks better, finishes off the property and gives buyers one less job to think about. For an investor, it's particularly appealing - it's something that's already been taken care of and should mean years without worrying about replacing it.

But here's the important bit…

Would I tell you that spending thousands on a new fence means you'll automatically get thousands more for your house?

No.

It's unlikely someone will say ā€œGreat fence - I'll pay another $10,000!ā€ šŸ˜‚

What it can do is contribute to the overall presentation of a well-prepared property. When buyers walk around thinking ā€œThat's done… that's done… and that's doneā€, there are fewer reasons for them to hesitate or start mentally deducting money from their offer.

And there's another consideration here in Townsville - timing.

At the moment, getting a fencer can mean waiting six weeks or more. So if you're planning to sell next month, replacing the fence may not even be a realistic option.

And THAT is why getting your plan together before you're ready to call the agent can make such a difference.

Sometimes the answer is YES.
Sometimes it's NO.
And quite often it's YES… but only if it makes sense for your particular property, budget and timeframe.

New little series - Would Wendy Fix It?

Let’s start with this one from my own backyard.

This was our old timber fence. It was tired, definitely showing its age and, as you can see, not exactly adding to the overall look of the property!

So, if I was getting this home ready to sell…

Would Wendy fix it?

Would I:

A. Replace the fence before selling
B. Give it a tidy-up and leave it
C. Not spend the money - buyers won't care
