I thought I’d share what actually happens behind the scenes when a very much wanted property hits the market.

Because from the outside, it can look like
“listed… sold… easy.”

Reality? It looks more like this 👇

Monday
• Chat with the tenant about open homes
• Work out the best way to funnel buyers through efficiently
• Big tick when they agree to an open home

Thursday afternoon
• Property goes live

Friday + Saturday
• Phone runs hot with calls, texts and emails
• 42 enquiries land in my inbox

Sunday 9:00–9:30am
• Open home
• 37 groups checked in by me personally
• Around 50 people through
• Street absolutely chaotic… looked like we were hosting a party
• Nearly lost my voice

Sunday afternoon
• Call owners to let them know the response was huge
• Buyers keen to offer
• More follow-ups booked

Monday
• 14 written offers on the table by the afternoon
• 51 calls made and received responding to buyers
• Still hadn’t spoken to everyone
• Plus 2 appraisals already booked from the week before

Monday night
• Call owners to talk through the offers

Tuesday
• Check back in with top 3 buyers
• Field more enquiries
• Another call to owners to work through conditions
• Buyer selected
• Call buyer to say “yes, let’s get this moving”

Wednesday
• Notify everyone the property is under offer
• “Please let me know if it falls over” messages roll in
• Buyers asking what else I have coming up
• Contract sent to solicitors and signed

And that’s just one listing.

Now if I could have another 20 like that… that would be wonderful 😉

Still riding the wave from AREC a couple of weeks ago — and honestly, I needed that.

Three speakers that really stuck with me:

Ben Crowe — he works with elite athletes on getting to the next level, mentally and professionally. His new book is on the way and I can already tell it's going to be the kind of thing you highlight every page of.

Josh Flagg — from an Italian family that started with nothing. The failures along the way, the resilience, the work ethic. A good reminder that the path is rarely straight and that's completely okay.

Tom Panos — MC extraordinaire and the man behind Real Estate Gym. His take on social media this year hit close to home. Real, practical, no fluff.

I attended AREC hoping to leave with one or two things that shift how I think. This year I got a lot more than that.

🎉 UNDER CONTRACT! 🎉

Recently, after putting a property under contract, my sellers asked me:

"Will I see you again?"

The answer is a definite YES.

While seeing that "Under Contract" sticker go up is exciting, there's still plenty happening behind the scenes before settlement day arrives.

✔️ Attending valuations
✔️ Coordinating and attending building & pest inspections
✔️ Inviting buyers along so everyone is informed and comfortable with the process
✔️ Keeping in touch with solicitors, buyers and sellers
✔️ Conducting the pre-settlement inspection with the buyers
✔️ Collecting and organising all keys, remotes and manuals
✔️ A final check of the property before settlement

And sometimes...

🎀 A sneaky trip to put a bow on the front door or gate for the new owners.

🧹 A quick sweep or vacuum of a vacant property.

✨ A wipe-over of the benches so the home is looking its best for handover day.

Settlement day isn't just a transaction to me. It's the final chapter of one family's story and the beginning of another's.

Being there to hand over the keys and see the excitement on the buyers' faces is one of my favourite parts of the job.

Because in real estate, the work doesn't stop when the contract is signed - that's when the next stage of the journey begins.

How lucky are we to call Queensland home?

From beautiful blue winter skies and warm weather… to weekend BBQ’s, beach walks, country towns and tropical North Queensland living - there really is something special about life here.

Living in Townsville, we get the best of it all:
🌴 sunshine most of the year
🌴 incredible community spirit
🌴 stunning coastline and islands
🌴 and a lifestyle people from down south dream about

Yes… it gets hot 😅
Yes… humidity is definitely a thing 😂
But honestly, I wouldn’t want to live anywhere else.

This guy just flew right up onto the balcony and stood beside me like we'd been mates for years. Didn't even flinch. Just... settled in.

Kookaburras are my absolute favourite — there's something about them that just feels so distinctly Queensland. Unhurried. Confident. Completely at home wherever they land.

Honestly? That's the energy I try to bring to every home sale. No flapping around, no drama — just calm, steady, and making the whole thing feel a lot more manageable than you thought it would.

With this gorgeous Townsville winter weather, plenty of people are spending time in the garden.

Here's a little real estate secret...buyers decide in the first 7 seconds whether they like your property or not!

It's usually not the big expensive landscaping projects that make the biggest difference when selling a home.

It's the jobs everyone keeps putting off!

🍃 Pulling the weeds from garden beds
✂️ Trimming back overgrown shrubs
🌴 Removing dead palm fronds
🧹 Neat edging pathways and driveways
🍂 Clearing leaves from gutters
🌳 Mow the grass and fertilise to make it green
💦 Pressure wash all driveways & exterior of house

None of these jobs are particularly exciting, but together they can completely change a buyer's first impression of a property.

Buyers often decide how they feel about a home before they've even walked through the front door.

So if you're enjoying the beautiful weather this weekend, grab the gardening gloves and tackle one of those jobs you've been meaning to do for months.
