This week has been a big week here at Elders Real Estate Townsville with opportunities for networking and helping our local community.

Yesterday, Katherine, Brenda and Kerin had the opportunity to attend the Future Townsville event hosted by the Townsville Bulletin at The Ville Resort-Casino
The event brought together business and community leaders to discuss the future of our region, with speeches given by from Dr Gina Rinehart, David Crisafulli MP, Senator Matthew Canavan and Pauline Hanson.

What an amazing way to spend a Thursday, with the leaders of today and discussing our beautiful towns future. We're proud to be part of a community that is passionate about shaping a bright future for Townsville.

Last Friday at we met Michael Kern from Townsville Chamber of Commerce were we spoke about sustainability with sugar cane products. What an enlightening conversation and I walked away with a healthy new perspective of an industry I previously knew little about.

Each week I am delighted how our group is expanding with awareness. It helps connectivity which is so important in our community. Every conversation we have, teaches us something new about people, about business and about the challenges others face. Most importantly it allows us to connect people with people , supporting each other.

I'm sharing some of our beautiful sunrises in Townsville over the past couple of weeks – and it's easy to see why so many people are choosing to call this place home. With a crisp start of 15 degrees this morning and a comfortable 25 degrees forecast for the day, it's another reminder of the lifestyle that attracts people here year after year.
Just like these stunning sunrise photos showcase Townsville at its absolute best, presenting your investment property in its best possible light can make a significant difference to the results you achieve.

Townsville continues to prove why it’s one of North Queensland’s most appealing investment markets.

With around 3,000 new residents moving here each year, demand for housing remains strong across both sales and rentals.
This growth is being supported by ongoing infrastructure like the Port of Townsville expansion, upgrades to health and education precincts, and major defence-related projects.

What’s really driving momentum is external interest. Around 36% of sales and 22.8% of rental enquiries are coming from outside the region. A strong sign of confidence from investors looking for value and returns.

Market conditions remain healthy, with average days on market over the past three months sitting at 34.6 days for houses and 45.9 days for units, showing steady demand and consistent activity.
Townsville continues to offer the fundamentals investors are chasing: growth, infrastructure, affordability, and opportunity.

2026 Federal Budget Property Tax Shake- Up:
What every Investor and Renter needs to know!

Investors purchasing after the budget will no longer be able to use negative gearing losses to reduce personal income tax. 1 July 2027 the 50% CGT discount will be replaced with an inflation-based calculation and a min 30% tax rate. Existing properties will be grandfathered under current rules and new builds remain exempt.

For first-home buyers the govt believe reduced investor competition may help Australians enter the property market.

What this could mean for tenants - in the short-term, increased rental prices, tighter vacancy rates & fewer properties available.

Conclusion: many announcements are proposals only and further detail is still being released. Please speak with your financial advisor or tax specialist for further clarification.
