Rusted roof fixings starting to leak šŸ‘‡

At the moment it’s only causing staining to the timber trusses — but that’s your early warning sign.

If left, those fixings will continue to deteriorate and can lead to more serious moisture ingress and potential structural damage.

šŸ”§ Simple fix now = replace the rusted fixings before it becomes a costly problem.

What starts small… doesn’t stay small.

Down here in the subfloor, we’re seeing the result of an issue that wasn’t addressed early. What may have started as something minor has now turned into rot through the timber flooring, damage to the stumps, and deterioration to the external wall frame.

This is exactly why regular inspections and staying on top of maintenance is so important—catch it early, fix it early, and avoid the bigger, more expensive problems later.

Sometimes… we don’t have to look very hard šŸ‘€

This is a perfect example of severe termite activity that’s been left unchecked… and the damage speaks for itself. What looks like ā€œjust a bit of dirtā€ is actually extensive mudding and nesting — and by the time you see this, the damage is usually already well advanced.

Termites don’t sleep, and they definitely don’t stop on their own. 🐜

If you’re buying, selling, or just haven’t had an inspection in a while — this is your reminder. A simple inspection now can save you thousands later.

Don’t wait until it looks like this.

This is one of those ā€œlooks fine… until it’s notā€ situations šŸ‘€

Cement in roof valleys might seem solid, but over time it cracks, lifts, and can actually trap water where it shouldn’t be. That’s when leaks start—and by then, the damage is already done.

If you’ve got cemented valleys, it’s definitely something worth keeping an eye on before it turns into a bigger (and more expensive) issue.

When the house gets restumped… but one stump gets upgraded to the new fancy adjustable model šŸ¤”šŸ˜‚

No concrete.
No steel.
Just a good old hydraulic jack doing the hard work.

Must be the latest innovation in foundation technology… ā€œadjustable height stump – perfect for seasonal movement.ā€

In all seriousness though, if you’re getting restumping done, make sure every stump actually gets replaced — not just temporarily supported.

Follow-up from yesterday’s re-sealing video šŸ‘‡
This roof is only 14 years old, and after a solar panel was removed you can clearly see the colour difference between the exposed tiles and the tiles that were protected underneath.

It’s a perfect real-world example of how UV exposure, weathering, and moisture absorption break down the surface of concrete tiles over time — even on relatively new homes.

This is why timely roof maintenance and re-sealing matters:
āœ… Extends roof lifespan
āœ… Prevents moisture pe*******on
āœ… Improves appearance
āœ… Protects the tile surface

Don’t wait until leaks start — the signs are there well before failure.

Concrete tiles don’t just fail overnight — they give warning signs first.
From inside the roof cavity, you can often see when tiles are ready for a re-seal by the water staining and moisture marks on the underside.

This is why a proper inspection doesn’t just stop at what you can see from the outside. If your roof hasn’t been sealed in years, there’s a good chance water is already making its way through.
