Relief for single parents wanting to buy a home is now here.

The NHFIC Family Home Guarantee is be available to support eligible single parents with at least one dependent child to buy their own home, with a deposit of as little as 2%.

A total of 10,000 Family Home Guarantees are now available until 30 June 2025.

Normally, first home buyers with less than a 20% deposit must pay lenders mortgage insurance.

To be eligible for this scheme applicants must meet the following criteria:

✅ are single
✅ have one dependent child
✅ not own property.

A Section 32 Vendor Statement is one of the most important documents in the conveyancing process.

It’s a legal document provided by the seller (who is also known as the vendor) to anyone considering buying the property. The document is important because it contains all the information about the property that the seller must provide to the buyer by law.

Often referred to as a ‘Section 32’ or simply a ‘vendor’s statement’ this document really helps prospective buyers decide if they want to sign the contract and buy the property.

It must contain accurate information about the property’s title including:

• mortgages
• restrictions on land use
• covenants
• easements
• zoning
• outgoings such as rates
• a declaration if located in a bushfire-prone area.

The Section 32 must be factually accurate and complete.

Land transfer duty waiver for residential property transactions of up to $1 million
The Victorian Government has announced a land transfer (stamp) duty waiver for purchases of Victorian residential property with a dutiable value of up to $1 million.

1. For new residential properties, a 50% land transfer duty waiver of the duty otherwise payable applies.

2.
For existing residential properties, a 25% land transfer duty waiver of the duty otherwise payable applies.

3.

For vacant residential land, a 25% land transfer duty waiver of the duty otherwise payable applies.

The waiver applies after all other eligible benefits, such as the first home buyer duty concession, the principal place of residence concession and the pensioner concession, have been taken into account.

However, the waiver does not apply to foreign purchaser additional duty.

Is my transaction eligible?

To be eligible for this waiver:

your purchase must be for residential property, whether or not you use it as your principal place of residence,
have a dutiable value of $1 million or less,
the contract must be signed on or after 25 November 2020 and before 1 July 2021, and
the arrangement must be a bona fide purchase for adequate consideration (not a gift).
The waiver does not apply to:

Any residential property transaction with a dutiable value over $1 million.
A transfer that obtains the commercial and industrial land concession (i.e. the purchase of residential property in regional Victoria for the purpose of converting it to be used for a commercial or industrial use).

HomeBuilder Scheme Extended:

The Federal Government has announced that the current HomeBuilder scheme will be extended to 31st March 2021. The extension has, however, been scaled down, and the cap has been lifted.
An extended deadline for all applications to be submitted, including those applying for the $25,000 grant and the new $15,000 grant. Applications can now be submitted up until 14 April 2021 (inclusive). This will apply to all eligible contracts signed on or after 4th June 2020.
An extension to the construction commencement timeframe from 3 months to 6 months for all HomeBuilder applicants. This will apply to all eligible contracts signed on or after 1 January 2021, but will also be backdated and apply to all contracts entered into on or after 4th June 2020.
An increase to the property price cap for new build contracts in NSW and Victoria to $950,000 and $850,000 respectively, where the contract is signed between 1st January 2021 and 31st March 2021 inclusive.

In Victoria Budget just announced: stamp duty Discunt for home buyers.

great news for those in the market to buy property, the Victorian Government today announced massive stamp duty discounts. ⁣⁣⁣

To stimulate the local property market, the Government will waive up to 50 per cent of stamp duty on newly-built or off-the-plan homes valued at up to $1 million until 30 June 2021.⁣⁣⁣

And there will be a 25 per cent stamp duty discount on existing homes.⁣⁣⁣
⁣⁣⁣
In Victoria, stamp duty is payable when you acquire property – even if you receive that property as a gift.⁣⁣⁣

This duty is calculated on either the purchase price or market value of the property, whichever is highest.⁣⁣⁣

Apply for a principal place of residence (PPR) duty concession

The Digital Duties Form is used to apply for a principal place of residence duty concession, except for the purposes of a refund.

General information
A principal place of residence (PPR) duty concession is available when you buy a new or established property valued up to $550,000, which you intend to move into within 12 months of your settlement date and live there as your primary home for at least a year.

Where there are two or more buyers, at least one buyer must satisfy these eligibility requirements although it is not necessary for the same buyer to occupy the home for the whole 12 months.

You can apply, depending on your relevant eligibility, for the:

PPR concession only,
PPR concession in combination with the first home buyer duty reduction, or
Pensioner exemption or concession, which incorporates the PPR concession.
The PPR concession is not available if you obtained your property for a heavily discounted price or as a gift.

To claim a PPR concession, lodge a Digital Duties Form.

Gather required information

The following information and supporting documents are required to complete your form:

Title details including transfer of land documentation.
Company or unit trust including ABN or ACN for land use entitlements.
Copy of the contract of sale.
Complete your form

The Digital Duties Form can be completed online. If you are a registered user of Duties Online you can create a form under the ‘Create’ tab.

Members of the public who are not using a DOL registered user (usually a solicitor or conveyancer) who wish to lodge electronically as an individual can do so after a simple registration process. You can electronically lodge scanned documents for a land transfer or declaration of trust via our website after you register with us.
