The Consumer Policy Research Centre partnered with Tenants Victoria to do a mystery shop of 100 rental homes in VIC from Feb - Apr 2023. The mystery shoppers went to the open inspections as undercover renters to assess the rental against the Minimum Housing Standards and the report was released this week - https://cprc.org.au/is-it-liveable/

When it came to 'structural soundness' they agreed that this minimum standard is the one most in need of clear guidance from CAV to assist rental providers and people who rent.

"It’s very difficult for people who rent to assess whether their property meets this minimum standard. The term “structurally sound” is not defined in relevant building or rental legislation."

PropertySafe always recommend a professional to check if there is any doubt, and we offer state specific reports that check against these kind of standards - call us 1300 350 000 or visit our website www.propertysafe.com.au for further details.

Sadly, these stories are becoming quite common despite the legislation changes to Minimum Housing Standards in most states.

The seriousness of a structural issue may not always be obvious and could cause serious harm to occupants. In this case the renters were lucky to escape any injury.

If in doubt, always get a professional in to check 🧐

The renters were made to live in the 'dangerous' property for two months before something was finally done. Find out more.

This article from Real Estate Business serves as a reminder as to the financial compensation claims that can be a result of an unresolved mould issue. In this case, the mould had been caused by the inaction of the landlord to repair.

If in doubt, always get a professional in to check🧐

In a reminder of the obligations on landlords, an ACT tribunal has ordered Canberran landlords pay compensation for failing to address a mould issue in their rental property within the required timeframe.

TOMORROW the QLD minimum housing standards come into effect for any new or renewed tenancy. Today's final standard is the laundry.

Things to consider:
👩‍⚖️ Not entirely defined, we may learn more from QCAT decisions
👗 ‘Functional’ laundry could include:
Tub, sink, taps, connections, lighting, wall mounts, clothing lines, drainage, etc.

If you need help with the new standards, our Safer Home Evaluation inspection covers this as well as any high-risk safety observations.
