Ooft... she got the shot alright. 😍📸

A huge thank you to bechaycraft for capturing our team and office so beautifully. Somehow she managed to make a normal day at Ray White Rural Tumbarumba look this good!

We spend a lot of time helping people with some of life’s biggest decisions, so it’s nice to have a few moments behind the scenes captured along the way.

Thanks Bec, you’re incredibly talented and we’re absolutely obsessed with these photos. 🤍

Before you ever step foot in a home we recommended, our team already done a lot of work you don’t see.

We have researched the market, analysed the location, looked at the price history, and flagged anything that looks off. We compared this listing against what’s sold and what’s sitting. We have thought about your resale before you’ve thought about buying.

After the offer? we are coordinating the inspection, tracking the appraisal, communicating with the lender and title company, running net sheets, reviewing deadlines, and making sure nothing falls through the cracks.

That’s the job. Most of it happens before and after the part you see.

Stop scrolling and call your agent. Now!

In a competitive market, the window between “just listed” and “under contract” can be measured in hours, not days.

If you’re serious about a home, here’s what needs to happen fast: confirm your pre-approval is current, get your agent on the phone to pull comps and assess the price, schedule a showing for the earliest available slot, today if at all possible, and be ready to make a decision quickly.

The buyers who lose homes they love are almost always the ones who waited to “think about it” overnight. The buyers who win are the ones who showed up prepared.

Preparation before the home hits the market is what makes speed possible. Let’s get you ready before it does.

Tumbarumba Winter Survival Guide ❄️😂

Step 1: Accept that your car windscreen WILL be frozen every morning.

Step 2: Own at least 14 hoodies and 3 puffer jackets.

Step 3: Start every conversation with ‘cold enough for ya?’

Step 4: Firewood becomes a form of currency.

Step 5: hot coffee, chocolate or tea is essential

Step 6: Learn which side of the house get morning sun.

Step 7: Defrosting the car counts as cardio.

Step 8: You’ll say ‘I’m not leaving the house today’… then end up at sport, iga, the bakery, and someone’s bonfire. 🔥

But, The frosty mornings, mountain views, fires going at night, and little Snowy Valleys town vibe make winter here pretty hard to beat. ❤️

ROOKIE!

For buyers:
• Falling in love with the view before checking the budget properly
• Forgetting rural properties can come with extra costs like septic, water, heating, or acreage maintenance
• Opening new loans or credit cards during finance approval
• Assuming a small-town property will stay on the market forever
• Ignoring resale value because ‘this is our forever home’

For sellers:
• Pricing based on emotion instead of the actual Tumbarumba market
• Thinking a quick tidy-up replaces proper presentation
• Using online estimates that don’t understand rural property value
• Choosing the cheapest option instead of the strategy that actually gets results

The Tumbarumba market is unique.
Country property works differently.
And the right advice can save you a lot of stress, money, and regret later. ❤️

Save this for later or send it to someone thinking about buying or selling locally

This is one of those real estate “rules” that deserves more nuance than it usually gets.

Yes, long-term homeownership builds wealth. Yes, rent payments don’t build equity.

But there are seasons of life where renting is actually the smarter financial move:

When you need to save more before buying. When you’re paying down debt that would affect your rate or approval. When you’re working on your credit. When you genuinely don’t know what city or neighborhood feels like home yet. When life is in a state of transition and flexibility has real value.

Renting intentionally, with a clear goal and a timeline, is not the same as renting indefinitely out of fear. Know the difference. Have a plan either way.

Some places are just where you live.
And some places feel like home the second you arrive.

Tumbarumba isn’t just a location.
It’s a feeling. 🤍
