🏡 What to check on your final inspection?

When buying a property, your final inspection isn’t about expecting the property to look brand new. It’s an opportunity to check that the property, and it's fixtures fittings and inclusions are substantially the same condition as when you exchanged Contracts.

You’ll want to check things like:

✔️ Fixtures and inclusions are still at the property
✔️ Any agreed repairs have been completed
✔️ There is no new damage, leaks or other issues
✔️ The property is vacant (or is in the genuine process of being vacated) and clear of rubbish, unless it is being sold tenanted

Normal signs of everyday living — such as minor scuffs, faded paint or ordinary wear to flooring — may simply be fair wear and tear.

But broken fixtures, missing inclusions, significant new damage or rubbish left behind are another story.

If something doesn’t seem right at your final inspection, contact your conveyancer straight away so it can be addressed before settlement takes place.

Renting in NSW has changed. Here’s what you need to know about the newly introduced reforms ending no-grounds evictions:

A landlord can now only end a lease with a specific, lawful reason. Landlords can’t end a tenancy without a valid cause.

For most reasons, you must be given supporting documents that show why the lease is ending.

Some notice periods have been extended to give renters more time to find a new home.

If a lease is ended for a specific reason (like renovations), the property cannot be put back on the rental market immediately.

Stronger penalties apply if a lease is ended unlawfully, or if a property is put back on the market when an exclusion period applies.

We are incredibly proud to unveil our 2026 Macquarie Scorpions Junior Indigenous Jersey, designed by talented local Indigenous artist Levi Fielding.

The artwork tells the story of who we are as a club. It represents our players standing together as one team, surrounded by the families, friends, coaches and supporters who encourage them every step of the way. Woven throughout the design are Elder symbols, recognising the people who guide us, inspire us and help shape our journeys.

With around one-third of our players identifying as Aboriginal or Torres Strait Islander, this jersey is a celebration of the rich Indigenous culture that is such an important part of our club and our community.

One of the things we are most proud of is that every player will receive their own Indigenous Jersey at absolutely no cost to them or their family.

Buying at Auction is exciting, but it's also one of the biggest financial commitments you'll make. Unlike a private treaty purchase, there is no cooling off period if you're the successful bidder. This means when the hammer falls, you're committed.

Before auction day, we recommend making sure you have:

✔️ The Contract reviewed by an experienced conveyancer so you understand exactly what you're buying and any conditions or risks.
✔️ Your finance approved. Don't rely on the expectation that finance will be available after the auction.
✔️ Building, pest and (where applicable) strata inspections completed before auction day. Once you've purchased, defects become your responsibility.
✔️ Your deposit ready, as it's generally payable immediately after the auction.

A little preparation before auction day can save you from costly surprises later.

Tomorrow, 1 July 2026, marks the commencement of the new Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) regulations across Australia.

We have been preparing for these changes for some time and have already integrated our new compliance systems into our daily practice.

For our clients, this means completing a questionnaire, that includes information we are required by law to collect, verifying your identity and providing information about your source of funds and, where required, your source of wealth.

Behind the scenes, our team will carefully review the information and supporting documents provided, undertake PEP (Politically Exposed Person), sanctions and adverse media screening, complete a risk assessment, and finalise all mandatory onboarding requirements in accordance with the new legislation.

While these additional steps are now required by law, we are committed to making the process as smooth and straightforward as possible. We appreciate your patience and understanding as we guide you through these new requirements.
