Showing Your Cards - A Dangerous Trend! ❌

Too much personal information is being revealed during marketing campaigns. Circumstances with deadlines or duress are often feature in advertisements or are stated verbally by agents.

Headlines such as ‘Marriage bust-up’, ‘Owners bought elsewhere’, ‘Deceased estate’ or ‘Urgent sale – the bank is calling’ are used frequently within the industry. The reason? Agents claim they will attract more buyers, creating more competition.

Yet, this information results in a lower offer.

Although someone may love your property, knowing that you must sell will be factored into any offer they make.

Keep your cards close, no matter how good or bad they are and only employ an agent you can trust.

This ensures your buyer is not gaining important information to be used against you.

Tidbold Real Estate guarantees complete privacy and understands the features and benefits of your property, and how these relate to the wants and needs of the buyers.

These are the key marketing and negotiation points in any campaign - not why your property is being sold.

Can you trust an agent's appraisal price?

Get our thoughts below.

❗Can you trust the agent’s appraisal price?❗

In the most recent survey by research company Roy Morgan, only 5% of respondents rated real estate agents as either Very High or High for honesty and ethical standards. This is the lowest rating ever recorded for real estate agents, falling below the previous low of 7%.

Conversely, this means that 95% of those surveyed rated real estate agents as Average, Low, or Very Low when it comes to ethics and honesty.

Many agents are taught that the best way to win a listing is to quote the highest believable selling price or just simply try and avoid quoting a price.

They employ a tactic called "The Two Agent Lies" of real estate pricing.
1. The Improbable Lie: This occurs when an agent intentionally inflates a homeowner's likely selling price in order to secure the listing.
2. The Lie of Omission: This is a more subtle, yet equally common, practice. The Lie of Omission occurs when an agent knows the probable selling price of a property but chooses not to communicate that reality to the homeowner.

Both practices ultimately undermine trust between agents and homeowners, and in most cases these agents under-sell the homes by thousands.

Sellers deserve clear, honest advice based on evidence, buyer feedback, and current market conditions - not estimates designed to win business.

Tidbold Real Estate provide a transparent evidence-based guide specific to your property, and its unique features and backed up with recent comparable sales, analysis of the current market competition, and the budgets, wants and needs of current buyers.

❗Selling a Property? AVOID UNDER-PRICING!❗

If you're selling a property, you must avoid agents that encourage property sellers to have a low asking price guide or low online price filter when advertising the property in an effort to stimulate competition.

The way in which the price of a property is introduced to the market may be more important than you initially realise.

There are two “perceptions” every buyer develops when looking to purchase a property.
The first is their “Value Perception” – in short, what they believe a property to be worth.
The second is their “Purchase Perception” – what they believe a property can be bought for.

There is no denying that a property that appears underpriced will attract more attention than an overpriced property. Agents will argue that the lower an advertised price, the more competition there will be for the property. These agents say that once buyers have engaged with the property, the agent will “push them up” in price. Unfortunately, this tactic lowers a buyer’s Purchase Perception below their Value Perception.
This has dangerous consequences for home-sellers.

If buyer decides to make an offer, they will offer low and will become mentally anchored at a low purchase perception. The agent then loses the power in the negotiations.

Why is this? The pricing strategy created a belief that you could obtain the property for a lower price.

A buyer’s aim is to purchase a property for as little as possible; a seller’s aim is the opposite.

Tidbold Real Estate use a proven transparent pricing strategy to guarantee the buyers Value Perception is not compromised. This means home-sellers get the highest price the buyers are prepared to pay.
