"Should I get pre-approved early?"
Always. Pre-approval means agents know you're legit, sellers take you seriously, and you don't get stuck waiting on your bank while someone else swoops in. Plus, it gives you a clearer budget so you're not wasting time on homes that won't work.

"Are there still good-value suburbs left?"

Across the state, we're seeing key trends that are shaping the market. Here's why Queensland is still in the spotlight.

○ Dwelling values are rising steadily as more people move into the state in search of a lifestyle, affordability, and opportunity.
In the March 2025 quarter, the median house price in Queensland was about $812,000, up from ~$490,000 five years ago — roughly a 61% increase. Regional QLD home values rose by +2.0% over the quarter and +8.1% over the year (to Q2 2025).
○ Many regional centres are outperforming capital city growth, making them interesting options for both buyers and investors.
Data show regional Queensland markets are seeing impressive growth: e.g., several regional centres (Bundaberg, Ipswich, Logan) recorded "near doubling" of values over five years. Regional QLD house value median reached ~$740,201 in Q2 2025 for regional centres.
○ Rental demand remains strong in many areas—low vacancies and upward pressure on rents.
The vacancy rate across Queensland in many regions is at or below 1.0%. For example, 34 out of 50 regions recorded vacancy rates ≤ 1.0%.

For first-home buyers, there's big news circulating in Queensland:

Up to $30,000 First Home Owner Grant for eligible buyers of brand-new homes (contracts signed in the qualifying period).
From 1 May 2025, eligible first-home buyers of new homes can receive a full transfer duty (stamp duty) concession, resulting in significant upfront savings.
There's also a First Home Concession available for existing homes, with value thresholds applying (currently, the concession is available for homes valued under $800k with staged savings).
The state's Boost to Buy/shared-equity schemes are live/expanding — these can enable eligible buyers to enter with very low deposits by the government taking an equity share. Check eligibility and caps.

What this means: lower upfront costs and new pathways into ownership — especially if you're open to a new build, an off-the-plan purchase, or shared-equity options.
