Forget open houses and showings–buyers are test-driving homes with sleepovers.
From the Wall Street Journal:
Eric Albert let prospective buyers stay at his Newport Coast, Calif., estate before making an offer.
Offering a try-before-you-buy stay is a strategic selling tactic, says Compass real-estate agent Rex McKown, who was the listing agent on Albert’s house.
The roughly 11,095-square-foot estate in Newport, Calif., was on the market when an overseas couple expressed their interest in making an offer, but with a request: Could they stay overnight at the house before committing? They wanted to ensure their comfort in the home and confirm it was the right size and layout.
Absolutely, the owner told them. “Houses are a huge expenditure,” Eric Albert says. “For $60 million, you should try it before you buy it.” Though they loved the property, their eventual offer was below Albert’s asking price, so he didn’t sell. Still, Albert, an executive in the aluminum industry, considered the experience a win-win: The buyers bought a nearby house from his agents, and, he says, “they paid me a nice price for their stay.”
Would you let a buyer stay in your house overnight? Would you offer this as a home seller?
