Buyers Advocate Perth

Buyers Advocate Perth We recognize that investment-grade properties of exceptional quality stand out above the averages. At Buyers Advocate Perth, we refuse to follow that path.

We bring over two decades of experience in real estate and property investing to help home buyers and property investors make smart property decisions while steering clear of costly mistakes. By consistently doing the right thing for our clients, we believe that everything else will fall into place. Our ultimate goal is your satisfaction, and nothing brings us greater joy than making our clients happy. Our core purpose is to guide and assist clients in making the best and most suitable property decisions. This commitment to being a trusted guide is the inspiration behind our tagline, "Illuminating Your Property Journey." Buyers Advocate Perth is guided by 4 fundamental values:

• Trustworthy Guidance - We provide unbiased advice and guidance, acting as trusted advisors.

• Experience - Knowledge tells you what to do, but experience guides us on when and how to execute effectively. Don’t put your life savings in the hands of well-intentioned novices.

• Diligence - We approach every aspect of the property buying process with thoroughness, attention to detail, and diligence.

• Client First - Our clients are our priority.

What happens if the property market slows?

It's a question worth asking before you buy—not after.

We can't predict every market cycle. But we can think carefully about the type of property we're willing to own through one.

When buyers have more choice, easily replaceable properties often have to compete harder on price.

A genuinely scarce property has something else to compete on:

Desirability.

That's why scarcity isn't simply about finding something “rare”.

It's about finding something difficult to replace.

Scarcity protects you when markets slow.

We've explored the thinking behind this further in our latest article.

A great real-world example of the buyer behaviour behind our school precinct research. Thanks Kong Wai for sharing the findings, and your own family's experience of choosing a home with schooling as a major consideration.

Most people think a buyer’s agent just finds and negotiates.

But the real value is everything around it:

Research.
Due diligence.
Guidance.
Clarity.

That’s what makes the difference.

We tend to judge investments by the income they generate.

But the family home works differently.

Over time, its return can include something equally powerful: an expense you no longer need to fund.

Then there are the things no spreadsheet captures particularly well—stability, time with family, community and the freedom to make a home genuinely yours.

Perhaps the family home deserves to be viewed through a wider lens.

Sometimes the best investments don't produce income. They quietly eliminate future expenses.

“We'll just upgrade later.”

It's a perfectly reasonable plan—but the property you buy first can influence how easy that upgrade eventually becomes.

If your first home has strong resale appeal and performs well, it can help create the equity and flexibility needed for the next move.

If demand is thin or growth underperforms, “later” can become harder than expected.

A stepping-stone property doesn't need to be your dream home.

But ideally, the next buyer should want it as much as you did.

Cashflow matters. But should it drive your property strategy?

A higher rental yield can make a property easier to hold.

But that doesn't automatically make it a better property to own.

One question we think is worth asking:

What are you giving up to get that extra cashflow?

Location, land value, scarcity and future owner-occupier appeal can all influence long-term outcomes.

The aim isn't growth at any cost—or maximum yield at any cost.

Asset quality first. Cashflow sustainability alongside it.

We've explored the thinking behind this in our latest article.

The best feedback often comes after the decision has been made and there's been time to reflect.

Our role isn't simply to help clients purchase a property.

It's to provide the research, perspective and guidance that helps them make informed decisions with confidence.

We're very grateful for this feedback.

We're pleased to see Buyers Advocate Perth's research into more than 30 years of Perth school precinct property performance featured by WAtoday.

One of the most useful findings was actually the variation within school precincts.

A highly regarded school can attract and concentrate family demand—but it doesn't automatically make every surrounding suburb a strong performer.

Schools can reinforce good property fundamentals. They don't replace them.

Thank you to Holly Thompson and WAtoday.com.au for taking an interest in our research.

New data reveals a trend in property prices over the past 30 years in the catchments of some of WA’s most in-demand schools.

When people think about school catchments, they often think about education.

We tend to think about long-term demand.

Families don't just choose a school—they choose a neighbourhood, a community and a lifestyle.

That's one reason school catchments have remained one of the most consistent indicators of enduring buyer demand we've observed over the years.

School demand often drives property demand.
