I’m truly grateful to my client for trusting the plan and the process.
Hearing that I made a great first impression really warmed my heart.

To be honest, my MBTI type is T — I tend to think very logically.
My wife sometimes says, “Do you always have to be so rational?” 😅
And I know that to some people, I might come across a bit serious at first.

But when it comes to real estate, I believe it’s not just about being friendly.

INTERIOR INSIGHT: LAYOUT THAT FLOWS

Whether you’re getting ready to sell or just refreshing your space, the way you lay out your furniture can completely change how a home feels—and how buyers experience it.

Here’s how to make your layout work for you:

1. Start with function: Walkways should be clear and logical. Think about how people naturally move through the room. Leave at least 60–90 cm between furniture pieces where people need to walk.

2. Stick to a cohesive palette: Neutrals work wonders to open up a space and feel calm. Then introduce one or two accent tones through cushions, artwork, or a throw—this keeps things interesting without overwhelming the room.

3. Use mirrors to your advantage: A large mirror can bounce light around and make even a small room feel more spacious.

4. Create zones using rugs: Especially in open-plan areas, a rug under a coffee table or dining setting defines the space and anchors furniture in place.

5. Avoid the “furniture against the wall” trap: Pulling furniture inwards slightly helps create more conversational spaces—and adds warmth.

6. Add softness with texture: Think cushions, throws, linen curtains, and greenery. These subtle touches make a home feel welcoming and lived in—exactly what buyers connect with.

*Pro tip: Less is more. Overcrowding a room makes it feel smaller and chaotic. Show the potential, not just the function

When it comes to preparing your home for sale, decluttering is the first and most powerful step — and it costs you nothing.

A clutter-free home feels more spacious, calm, and inviting. It allows buyers to imagine their own lives in your space, rather than being distracted by yours.

Here are my top 5 decluttering targets when getting ready for a home open:

1. Kitchen Counters – Clear off appliances, spice racks, and random jars. A clean bench instantly makes the kitchen feel bigger.

2. Open Shelving & Surfaces – Limit decor to 2–3 tasteful items per shelf. The goal is to create breathing room, not a display cabinet.

3. Laundry Floors & Wet Areas – Hide hampers, detergent bottles, and hanging clothes. Clean = cared for.

4. Entryways & Walkways – Remove shoes, bags, umbrellas, and bulky items. Make the entrance feel wide and welcoming.

5. Kids’ Toys & Personal Items – Tuck them away neatly. Buyers aren’t looking for a reminder that someone else lives here.
