Perth property growth is slowing – but the bigger picture remains strong. 🏡

Cotality's August Housing Chart Pack shows a clear cooling in Australia's housing market, with national dwelling values falling 1.9% over the three months to July.

Here in WA, however, the longer-term numbers continue to stand out:

🏠 Perth dwelling values: +20.5% over 12 months
📍 Regional WA dwelling values: +19.8%
🔑 Perth rental growth: +8.1% over 12 months
🌿 Regional WA rental growth: +8.2%

Perth values edged up 0.1% in July and remain just 0.4% below their May record high. At the same time, more properties are coming onto the market, with total Perth listings up 36.4% compared with a year ago giving buyers greater choice as conditions begin to rebalance.

It's a changing market, but WA continues to enter this next phase from a position of considerable strength.

A new chapter for affordable housing in Perth is officially underway.

Last week, WAI Group joined St. Patrick's Community Support Centre, government representatives and project partners to turn the first soil at Alata Lane, Kwinana.

The project will deliver 26 new townhouses for St Pat’s, creating safe, secure and well-designed affordable homes for people and households needing long-term housing in a connected local community.

We were honoured to be joined by Premier Roger Cook, Minister Madeleine King, Minister John Carey, John Hartman from Minderoo Foundation, Michael Piu from St Patrick’s Community Support Centre and representatives from the Department of Housing and Works.

Alata Lane is WAI Group’s first Housing Australia Future Fund-funded project and an important milestone in our growing affordable and social housing pipeline across WA.

One of the more interesting insights from Cotality's latest Housing Chart Pack is that unit values in Perth are now growing faster than house values.

Over the past 12 months, Perth unit values increased by 27.8%, compared to 25.6% for houses, highlighting how affordability continues to influence buyer behaviour.

As buyers look for more affordable entry points into the market, units are becoming an increasingly popular option.

For a long time, most of the attention has been on Perth's property market. But we're starting to see more interest in regional WA as buyers and investors look for value beyond the metro area.

Many regional centres are benefiting from population growth, infrastructure investment and ongoing demand for housing. Combined with the lifestyle many regional communities offer, it's easy to see why they're attracting more attention.

As WA continues to grow, regional communities will play an increasingly important role in meeting the State's housing needs.
