WHAT WILL ANNOY YOU IN 12 MONTHS?

Every house has something wrong with it.

The trick is working out whether it's something you can live with.

That road noise you barely noticed at the inspection.

Only having one toilet.

No proper pantry.

No side access.

Nowhere for the trailer.

The neighbour looking straight into the backyard.

The afternoon sun belting through the living room.

None of those automatically make it a bad house.

They might not bother you at all.

But here's what I tell buyers:

Don't pretend a compromise doesn't exist just because you love the property.

Acknowledge it.

Talk about it.

Decide whether you can live with it.

We'd rather have that conversation before our client buys than hear six months later:

I can tell you this one from experience.

I've lived 30 to 40 minutes from work.

At first, you think nothing of it.

Nice drive. Bit of music. No big deal.

Then you've done it hundreds of times.

Fuel.

Tyres.

Servicing.

Kilometres on the car.

An hour or more of your day sitting behind the wheel.

Then you get home and realise you need something from the shops.

Back in the car.

This doesn't mean you shouldn't buy out of town. For some people, the extra land, peace and lifestyle are absolutely worth it.

But know what you're signing up for.

When we're looking at locations for clients, travel time is part of the property decision.

Google the commute.

Drive it yourself.

Try it during the times you'll actually be travelling.

Because cheap kilometres aren't really cheap when you're driving them every day.

One thing I’ve noticed from working with buyers is just how important the kitchen can be.

In fact, just about every woman I’ve worked with has mentioned wanting a nice kitchen when we’ve discussed their ideal home.

And it makes sense.

The kitchen is often where mornings begin, meals are prepared, kids gather, friends stand around talking and families spend a big part of their everyday life.

So if you’re selling, make yours shine.

Clear the benchtops, remove unnecessary appliances, clean the oven and cooktop, polish the tapware, wipe down the cabinetry and make sure the lighting shows the space at its best.

You don’t necessarily need to spend thousands renovating it.

Sometimes a spotless, uncluttered and well-presented kitchen is enough to help a buyer walk in and think:

“Yep, I could see myself living here.”

And that emotional connection is exactly what you want when selling your home.

A 700m² block sounds great. Until you realise half of it is useless to you.

This is why I don't get too excited about the land size written on the listing.

I want to see how you can actually use it.

Got dogs?

Kids?

A caravan?

A boat?

Want a shed?

Love gardening?

Need side access?

Want somewhere private to sit outside without staring straight into the neighbour's kitchen?

Two blocks can be exactly the same size on paper and work completely differently.

Slope, orientation, access, easements, existing buildings and the shape of the block all matter.

So don't just ask:

“How big is the block?”

Ask:

“Can I actually do what I want with it?”

That's the question that matters.

When inspecting a property, look beyond the kitchen, bathrooms and backyard. Consider how efficiently the home will actually run.

Here are a few things worth checking:

🧭 Orientation
Which direction do the living areas and main windows face? Good orientation can help capture winter sun and reduce excessive summer heat.

☀️ Solar
Check the age, size and condition of the system.

🪟 Windows
Look at glazing, window coverings and how well the frames seal.

🏠 Insulation
Ask about ceiling and wall insulation.

🌬️ Airflow
Good cross ventilation can help cool the home naturally.

🌳 Shade
Eaves, verandahs, trees and external blinds can help protect the home from harsh summer sun.

🌡️ Heating and cooling
Check the age, type, efficiency and zoning of the systems.

💧 Hot water
Consider the age, type and efficiency of the system.

🚪 Draughts
Gaps around doors and windows can make heating and cooling work harder.

A home can have solar panels and still be inefficient.

True energy efficiency comes from how the home is positioned, designed, insulated and equipped.

The right house today can become the wrong house pretty quickly.

I'm not saying you need to predict the next 20 years.

But think ahead a little.

Are kids likely?

Are the kids getting older and going to need more space?

Could you end up working from home?

Will you need room for another car?

Could an elderly parent eventually stay with you?

Are you planning on getting the dog you've been talking about for three years?

When we build a brief with a client, I want to understand where life might be heading, not just what they need this weekend.

You can't plan for everything.

And sometimes budget means making compromises.

But if you're planning on staying for five or ten years, buying with the next stage of life in mind can save you having to start all over again.

THE FLOORPLAN MATTERS MORE THAN THE PHOTOS

I’ve walked through plenty of good looking homes that just don’t work.

The photos look great.

Nice kitchen. Fresh paint. Beautiful furniture.

Then you walk through the front door and realise the layout is all wrong.

Maybe the only bathroom is miles from the bedrooms.

Maybe there’s nowhere to put the kids while you’re trying to watch TV.

Maybe the fourth “bedroom” works better as a cupboard.

Maybe there’s a huge open living area but hardly any storage.

When we're inspecting for a client, I'm thinking about how they're actually going to use the house.

Where does everyone eat?

Where does the washing pile up?

Where do the kids disappear to?

Where do you put the vacuum cleaner?

They're boring questions.

Until you live there.

Don't buy the photos. Buy a floorplan that works for your life.

They wanted to invest in Albury-Wodonga but didn’t know the local streets, values or which properties actually stacked up.
